Ah...Relocating to Hawaii with the Military is no easy task. Especially if you are planning on buying a home here as soon as you arrive and while you are stationed at one of our Honolulu County Military Bases.

After working wholeheartedly with a Military couple from Virgina (who contacted me after searching on the internet) for the past three months they finally arrived this past Wednesday. I finally connected with clients after 'getting to know them' (well, especially her because he was in Afghanistan and I didn't get to hear him until he returned a month ago) by email and phone. What a pleasure! It sure made it pleasant to finally put a face with a voice....and a hug with a person. :)

The following articles I was inspired to write as they pertain to these specific clients:

We looked at 12 properties on Thursday and four (two from Thursday) on Friday and put in an offer Friday evening.  We received a counter offer yesterday evening and I met them a half hour later to sign it. WE ARE IN CONTRACT. They are on their way (as I write) to meet with the Mortgage Broker (yes...on a Sunday) and I have already scheduled the home inspection for next Saturday.

Because the listing agent ANSWERED his phone for a showing appointment we have an accepted contract. We have the starting of a great relationship for this transaction. It's wonderful to have someone who is pleasant and prompt. He's already given me floor plans so my client's can play around with 'arranging the furniture'...the plat map from the developer, emailed all his instructions/disbursement and other docs to escrow already (I'll take mine in with the initial deposit check tomorrow am).

Bottom line is this. Give a person time, a little effort and some patience and you'll have many happy stories and faithful and loyal clients.

Sally - We get lots of people relocating here, not military, but retirees and 2nd homers.  They might not want to move/buy for a year or two.  I take them on a tour of Mesquite, takes about an hour, it is a small town.  We don't even usually see a particular house, mostly neighborhoods and community stuff.  I have been told many times that agents just gave them a card and said "call me when you are ready to buy".  They call me when they are ready to buy.

Thanks Jeff: Since these are serious buyers and were adamant from contacting me from the get go they are pretty happy with their decision. They picked a lower priced home but in the end it worked out....beautifully upgraded so they don't have to do anything to it.

I had a big smile when I read your comment about meeting with your Mortgage Broker on a Sunday.  Yes some of us do work on Sundays.  I met with a Borrower at my office today for her to sign her loan documents.  She is a young lady and wanted her father with her, and today (Sunday) was the only day we could get together.  We got together this afternoon and the loan is ready to go to Underwriting tomorrow. 

Glad you have someone that is there for you when you need him.

Sally-If noone read about the long term relationship, and how you were available even though there weren't any guarantees, well....they just might think that you showed for 2 days and got a Contract.  But the fact is you did a lot of work.  A lot of behind the scenes work, the kind we need to do, so when we meet our clients we have all our ducks in order :)

Sally, we all have to remember that a long-term relationship with a potential customer is very much part of being in real estate. I "think" I've finally found a place for my out of the country couple that is back for their third try. We just have to keep on keepin' on until the buyer/sellers are ready.
