Wagon Hill Park   c judy tuscanoNew Hampshire is near record snowfall for the winter of 2007-2008. Thus-far our state capital, Concord, NH has recorded over 112 inches of the white stuff and as we saw on Saturday, 3/1/08, when 10 +/- inches fell we are close to breaking the all time record 122 inches. Since there is still almost a month left to this winter season we are not out of the woods yet.

As I made my way north on Interstate Route 93 Saturday at the tail end of the most recent storm, I passed several cars, off the road due to slick conditionsI pressed on because the listing agent for the first house I had scheduled for my Buyers said he had "plans" for the afternoon and 12pm was the very latest he could show the house. So, I worked around his schedule to accommodate him. Little did I think that I would be "stood up" at the first of three appointments.snow   c judy tuscano

 

Yes, you heard it right, I was "stood up". No, not by my Buyers....no, no, no...by the LISTING AGENT!!! I don't understand some of the listing agents out there these days when Buyers are hard to come by and there is a lot of inventory, you would think they would be working their butts off to get Buyers into their listings.

I was 1/2 hour early for the appointment and so were my buyers who had left time for any mishaps along the way. I called the listing agents cell phone to let him know we had arrived early so he would be assured to make it to his other important engagement on time. No answer so I left a message and called his office, no answer there either so I left another message.

In the mean time, since the property was vacant, we waded through about 18 inches of unplowed snow up the driveway to get a look at the outside of the house and garage as the snow continued to fall. Just after noon I decided to call the agent again, still no answer. We waited until 12:25pm then I left him one more message on his cell phone, waddled through the snow to our cars and went on our way to appointment #2. Why not a lock box on an empty listing????? It is beyond my comprehension.

I have yet to hear from this agent who received three messages from me yesterday. I hope he is still alive but in some ways I find myself hoping he has a really good excuse for not contacting me. A simple phone call acknowledging his blunder may sooth my temper but silence, in this case, is far from golden. 

 The Sellers may not even be aware that they missed an opportunity for a buyer to see their listing. My Buyers will find something to buy because there is more than one property on the market out there. Is this agent doing the job his sellers hired him to perform?

I can see maybe not showing up due to the storm but if you can make it, he surely can. No excuse for not calling you back, unless a catastrophe happened and he wasn't able to get to his or an available phone. Down right disgusting.

Judy that is just terrible! I can't get over how unprofessional some agents are. What a shame.

I'm some distance north of you and have received 15 feet of snow near Loon mt., I have never missed an appointment because of snow. You should call the agent's broker maybe it will help institute an office policy, or send your customer's an apology at least. You would hate to think what the buyer's might think of all Realtors.

Steve - Thanks for sharing. It took me almost 2 hours to reach the house so unless the guy had a dire emergency there is no excuse. I may call his broker but would prefer to settle it between ourselves so I can have something to tell my Buyers.

Linda - I finally cooled off enough to call him yesterday. He claimed he had someone covering for him that understood me to say I needed to see the property at 3pm! That was the time I had asked for when I knew we had a storm brewing but he told me noon or not at all so I said OK. The apology from the listing agent was weak at best.

Moni - OH well now that it is over I have a humdinger of a cold. I don't think standing in the snow waiting for an hour helped.

Judy -- I can't believe some of the sellers agents either.  I had one where I called to complain about an unplowed driveway -- at least 18 inches.  My client didn't appreciate having to wade through that!  Then there was no mention it was a foreclosure house -- it was disgusting -- My male client was disgusted when he saw the main bathroom -- When I called to complain - the agent insisted the drive had been plowed and that the lender was not about to clean up the filth in the house.  Needless to say, my client was NOT interested in that house and refused to see any home listed with that agent!

Joan - I actually went back to show the house today. It is a cute house and my buyers are considering an offer. I can relate to the 18 inches of snow on the driveway but today it was all ice!

Yikes!  I live in Arizona so the snow is not a problem, but waiting in a 110 degree vacant home in the summer for someone to show up is similar

Thank you Jesus I don't have to worry about that for two reasons.  One, I live in California and we don't have huge amounts of snow here. And two, if I did live somewhere with that much snow I wouldn't leave the house.  Ever.
