New Hampshire is near record snowfall for the winter of 2007-2008. Thus-far our state capital, Concord, NH has recorded over 112 inches of the white stuff and as we saw on Saturday, 3/1/08, when 10 +/- inches fell we are close to breaking the all time record 122 inches. Since there is still almost a month left to this winter season we are not out of the woods yet.
As I made my way north on Interstate Route 93 Saturday at the tail end of the most recent storm, I passed several cars, off the road due to slick conditions. I pressed on because the listing agent for the first house I had scheduled for my Buyers said he had "plans" for the afternoon and 12pm was the very latest he could show the house. So, I worked around his schedule to accommodate him. Little did I think that I would be "stood up" at the first of three appointments.
Yes, you heard it right, I was "stood up". No, not by my Buyers....no, no, no...by the LISTING AGENT!!! I don't understand some of the listing agents out there these days when Buyers are hard to come by and there is a lot of inventory, you would think they would be working their butts off to get Buyers into their listings.
I was 1/2 hour early for the appointment and so were my buyers who had left time for any mishaps along the way. I called the listing agents cell phone to let him know we had arrived early so he would be assured to make it to his other important engagement on time. No answer so I left a message and called his office, no answer there either so I left another message.
In the mean time, since the property was vacant, we waded through about 18 inches of unplowed snow up the driveway to get a look at the outside of the house and garage as the snow continued to fall. Just after noon I decided to call the agent again, still no answer. We waited until 12:25pm then I left him one more message on his cell phone, waddled through the snow to our cars and went on our way to appointment #2. Why not a lock box on an empty listing????? It is beyond my comprehension.
I have yet to hear from this agent who received three messages from me yesterday. I hope he is still alive but in some ways I find myself hoping he has a really good excuse for not contacting me. A simple phone call acknowledging his blunder may sooth my temper but silence, in this case, is far from golden.
The Sellers may not even be aware that they missed an opportunity for a buyer to see their listing. My Buyers will find something to buy because there is more than one property on the market out there. Is this agent doing the job his sellers hired him to perform?

I can see maybe not showing up due to the storm but if you can make it, he surely can. No excuse for not calling you back, unless a catastrophe happened and he wasn't able to get to his or an available phone. Down right disgusting.
