As an Austin home inspector, here is a concern that I personally experienced with a client!  It is a corroded toilet tank float arm.  I noted the concern to the client, but it was even worse than we could estimate!  It went out within a month of moving in, and of course it was upstairs.  This arm allows constant water flow into the tank and will overwhelm the overflow and flood out onto the floor!  SO! Make sure you give that little corroded arm its due warning to your customers, you'll be glad you did.  It is one of those comments that will make you "SHINE" to the customer when you tell them a dollar spent now will save them a significant expense later.

I agree,  this is one of those little things we need to be diligent about.  One of about a 1000 or more!  Thanks for the reminder.  I was curious, what happened when the arm did fail?   You alluded to it but as a reader I am not sure.  

As for your picture, here is a tip in return.  When taking a close up like this, set your digital camera to Macro first.  Macro will allow for proper focus when you are this close to an object.  Sometimes its advantageous to force the flash off as well.

The home, of course, was a 2 story and flooded the bathroom above the garage and caused the sheetrock in the garage to fail. It's too bad they did not get around to that repair sooner, but it was not easy to tell at what stage of deterioration it was at.  I try not to "test" corroded items as I have had several fail and then you hope the homeowner will understand or you may get to pay for it! (those chromed bathroom P-traps especially!)
