No Time For Blogging!

I’ve found that whenever I bring stuff to do to an Open House, you know, in case there’s a little down time, down time just doesn’t happen.  Today, I was ready for anything, with a really good book and my MacBook Air, and I didn’t get a chance to open either of them.

 So, maybe it’s just part of the psycho-physics of holding an Open.  If you’re prepared to keep busy in case of a lull, will you get a mob scene?

Oh, but there is one other part of the equation!  I did a mailing, put a notice on Craig’s List, had an ad in both the print and online section of the Washington Post, and had an awful lot of Open House signs stuck in the ground.   I also put an entry into the “Add Open House” function on MRIS.  Then, I put my St. Anthony statue in the front yard.  And I got some people from each part of the effort – well, I’m not sure how many St. Anthony turned up. 

I know a lot of you don’t care to do Open Houses.  Waste of time.  Nobody comes but weirdo stalkers.  And in some areas that may be totally the case – especially in places where the weather is freezing cold with lots of ice and snow. 

Today, the Washington, DC weather is awesome – blue skies and warmish temperatures.  People came out in droves.   Were all of them smitten with this listing and ready to write offers?  No, of course not.  And a couple of them seemed really interested, and I’ll know by Monday if and when I hear from the agents that sent them to see the place. 

There was a hidden bonus for me this afternoon.  I met a few buyers who didn’t have agents yet.  We are in a market where that is a good thing.  It’s a really good thing.  Even if I don’t have time to take them all on, I can always share them with a colleague.

And yet I know there are a lot of agents in this market area who, like many of you around the country, argue that Opens are a waste of time.  And they can be.  But I am convinced that if an agent does it right, holding an Open House is a productive was to prospect for business. 

If nothing else, today’s has provided me with lots of Hot Call opportunities for the next few days!

I agree with you- when I'm prepared and bring something to do- I get clients and when i don't bring anything- I don't get any clients.  I think people have been waiting to look the whole winter and they are finally coming out of hibernation.

We got 10 inches of snow on Friday, so I am glad I didn't have an open scheduled.  Everybody is still digging out!

It's amazing when you expect a low turnout it can turn out for the best.   Open's are still and will always be a great spot to meet people.  It sounds like you have a wonderful approach and that you are asking the right questions.  Which with my only 2.5 years of experience i've gotten way better at asking the right questions and letting them talk.

With my Phone synced up to my laptop I can always be productive at my open houses if the traffic is slow. 

I look forward to reading more of your posts in the future we have seem to have alot in common.

I agree.  I bring stuff to do and people seem to come in and out all day.  Today I didn't bring anything to do, and only got one person!  It's random, and I guess it's always good to be prepared.

Pat - this is the best time of year for open houses and picking up potential buyers who are in the preliminary process. See Jennifer Fivesdaels post today My Open House Was Almost a Disaster . Jennifer works the same market as me, she had 12 buyers come through her open today, last week I had 17....who says it's a crappy market?

Whenever I go to my son's house in Arlington, I drive past Open Houses with people going in and out.  Each time, my husband and I remark that it just doesn't happen in Crofton.  The effectiveness of any open house depends to some degree on the geography - Here I am a half hour from you, and I would be lucky to have 2 or 3 show up on the best day, with advertising every like you describe.

I was showing houses yesterday afternoon to clients and we stopped by an open house.  The place was hopping!  I think opens might be making a comeback just like our market is showing signs of life!

Starting this weekend I will be doing duals one open from 11:30 to 1:30 another from 2 to 4. I like to keep them somewhat in the same area/ price range that way I can send people from the first -to the second. This tends to impress the buyers that come in and I have a better chance of "picking them up" as clients if they are unrepresented!

Pat...When I worked up in Northern Virginia I did Opens.  Where I am now they just don't work.  We have tried and tried to no avail.

Everyone I spoke with said last weekend was a HOT Open House weekend.  I just Hope NEXT weekend is big too.  I have 2 new listings hitting the market - I'll be at one Open and a colleague at another.

If it works in your area Patricia, and it seems that Washington DC just loves to go out to open houses about as much as Hawaiians do. Then do it! 

In our area they are a bust. Gates, guards, gestapo, all say no, no, nada, kapoot!  If not in gated than it is too far out where people are not going to be driving around.

Also, I measure everything against the highest and best use of my time and ask the question, how is this serving me. Since we are listing agents it does not serve us or our sellers to sit on empty or trickle open houses. And then, even if people did come, well the time that it takes to talk, walk, and then follow up and weed and seed and water them, well, I can do the same thing online without getting dressed and putting my makeup on!

Patricia - since you like to read, look into buying a Kindle through amazon.com. I bought this electronic reader in December and it saves me pounds and pounds when I travel. It can hold 200 books and is lighter than a paperback and about the same size. I carry it with me all the time in my big purse so I can read it at an Open House, in a grocery store line, or on the treadmill.

I once used Saint Anthony with the owners' permission. Then I got a call to dig him up. I gave the listing back one month later. I don't think they wanted to sell and they were worried about Saint Anthony coming through. Such was the power of their faith?
