Bridging Your Way Home!

Most convetional loan programs require at least 5% downpayment here in Sacramento county, due to the declining market status. Especially first time home buyers often do not have the 5% down. Nehemiah will take any seller contributions and "convert" them into gift funds that, if used with the right loan program, can be the down payment. I hope this helps

I am not a fan of this program...it is hard to get through...and puts your seller in a bad position because you seem to never get a straight answer on approval.

As a new home builder broker - I use it all the time! I've never had an issue with approval of the program itself if my clients can obtain FHA financing approval.

I've been using the March 31st dissemination date as a way to motivate and create urgency with my buyers to write now before it's gone. It will be interesting to see what happens.
