Look carefully at this screen grab.

For our client, Rick Stonehouse, we've successfully positioned him as the top realtor for Commercial Drive.

In fact, the search term Commercial Drive Top Realtor - brings back not just a #1 result.. but 9 out of the 10 first place results.

If it's not one of our "bait sites", it's one of the social media bookmarking sites that we've bookmarked him on.  Either way, all roads lead to rome (OK, 9 out of 10 roads in this case lead to rome).

Pretty cool.  How many people actually run google searches with those words though?  That is the bigger question.

Yes, it's not the billions of searches that "make money while I sleep" probably is, but tell me.

Is it about how many people search that phrase monthly?

Or is it about sitting down with a person who is choosing between you and 3 other realtors, and showing them that?

Trust me - You'll get their listing, I know... he does, every time! 

Plus, it's part of a "long tail" strategy to build him up to #1 for "commercial Drive Realtor" ... first you get it WITH the TOP in there, then you start to drop the TOP.... "layers" it's all about the "layers"

Ah,that's the typical scam offered by a lot of SEO 'experts'.

Who cares?  How many people would EVER search for "commercial drive top realtor"?  Probably NOBODY.  It's easy to place well for search terms that nobody searches on.  Where does he come up for under "Vancouver Real Estate", which is what MOST normal people would search on?

That's the key to successful SEO, not whether you can make someone come up for some esoteric term that nobody searches on.  That's easy.

While you're right "vancouver real estate" would be a more competitive term, that's the point of having a web strategy.  It's to not waste resources out of the gate with hard to reach terms, if those are your targets, then start with longer tail keywords that have those words in them.  ... IE: "top vancouver real estate agent" ... then "vancouver real estate agent" ... then "vancouver real estate", since all the earlier ones were for longer tail keywords that held the words you ultimately wanted to place for, with some qualifiers to make it easier to start to rank.

As to the general nature of a search for "vancouver real estate" .. that might be what a casual property investor or shopper might be searching for... but more realtors will tell you that people are generally already searching in one of a few neighbourhoods that they already like or know.

Finally, smart realtors focus their marketing on 1 or a few very targeted communities (farming a neighborhood I think you call it?) rather than something very general like "vancouver" ... they focus (as we have in rick's case) on placing well for a combination of phrases within specific communities.

In Rick's case we're looking at Strathcona, Mount Pleasant and Commercial Drive - our community sites are all on the top page for a slew of phrases like realty, realtor, listings, properties, property, for sale and others with 'the community name' before or after.

People looking for the top realtor in an area to list their home will have no doubt who the top realtor for the  commercial drive area is.

Yes, it wouldn't be my first strategy but might be something to add in a post to get that spot. i like many #1 spots but yes it's the ones where people traffic that count.
