I have a funny story I wanted to share with you guys (Dena I hope you read this!).......

I have been doing more and more Real Estate Photography for my Realtor clients, and I was contacted by one to do the listing photos and Real Estate Show for a vacant property. More often than not, I also will have staged the home first (either vacant or occupied), but this time I was commissioned only for the Real Estate Photography and the Visual Tour for a vacant home in Louisville Colorado.

The problem with vacant properties is that I loathe to take those pictures showing only 2 blank walls! Plus this property wasn't anything to write home about, and to top it off it was TINY!!!! It's only 950 square feet with 3 bedrooms on two stories, meaning the stairs eat a lot of the space... that kind of small! You know, the kind of listing that's always described as "Cozy" :)

I found myself at a loss on how to 'sell it' on Real Estate Shows.  But then I came up with a great new catch phrase! (read below) But first:

So Remember Folks!!! It's not COZY.... It's SMALL CARBON FOOTPRINT!!!

UPDATE: FYI THIS HOME WENT UNDER CONTRACT ONE DAY AFTER LISTING!!!!!

There is a Louisville near Boulder?  You didn't move, did you? Clever on marketing the carbon footprint.  In my market that wouldn't work, but I am sure it will in yours.

Jessica- Very nicely done! I noticed the features of the home, more than the fact that it was empty! You followed the old rule in real estate: when you run out of things to say about the house, highlight the neighborhood!

Hey Jessica,

Nice job of working with what you had! I like how you focused on the selling features. Too bad they didn't want you to stage it...that property looks like fun.

Long time, no talk! I'm just back on Active Rain today myself. I did a job in Denver last week (I put it up on the MLS listing and Staged for Sale groups) and am gearing up to launch here in North Carolina and handle the busy season in Denver.

Hold on to your hats, people! It's gonna get a whole lot busier soon!

Jessica, in my area anything marketed as "leaving a small carbon footprint" would be a huge draw and probably receive multiple offers over asking price! Gotta love the Pacific Northwest! I will have to remember this little item for future projects!

Great job.  Creative use of words.  It doesn't look that bad - at least the walls aren't white.  I would've been very hard-pressed not to sneak in a few accessories whether they paid for it or not!

Maureen~ Why, do you have a Louisville too?   I've not moved yet, but I am planning to.  We bought a new condo in The Peloton (an upscale apartment complex in downtown Boulder) and we think we'll sell our mountain home sometime early this summer.  I love it in Gold Hill, but the commute was straining us...

Kathy~ Isn't it funny, in some areas most people would be scratching their heads, or even be downright ticked off by "small carbon footprint".  I hope you use it!  I'd like to see it 'take off'!
