Now that we've got some basic but extremely crucial guidelines in place we can start to focus on finding those diamonds in the rough. Please take into consideration that I have access to a professional contractor on a personal level, so we take on projects with higher risk because of the ability of my partner Shannon Kane AAA+ Construction.

Higher risk can mean higher reward, or it might mean you will be eating macaroni and cheese instead of your normal steak and potatoes. So be patient and ask whatever you do don't be afraid to ask questions. The more knowledge you soak up the more powerful you become.

The first thing we look for when finding properties, is to focus on neighborhoods that are selling. We determine that by looking at a  3-6 month window and compare the volume of sales and the average days a house is on the market market with other areas of Green Bay. The top two with the best results will be where we'll start our search.

I'll touch briefly on what kind of properties we look for, but for the most part it's not rocket science. We need to find properties that are completely run down, outdated, but are structurally sound. Have a professional contractor or a licensed home inspector determine if it is structurally sound. You have to spend money to make money, and having the peace of mind when buying a flip home is extremely important.

We focus on properties with a lot of problems for a couple reasons. People are scared to touch them and they generally sit on the market for a long time. They offer the best possible situation for a good deal. When no one is buying and they have problems, there can be a high level of motivation for the right buyer if they can handle it professionally and with class.
