Hello, Gene!  Nice and clean condo and the community looks family friendly.  Perhaps a new set of bedspread/comforter?  That bedroom will pop and will look nice and fresh just like the rest of the condo.  Good luck!  :)

Hello Gene,

You have asked for honest feed back on your tour so try not to take my reply as a slam on you personally.

You have done over all a good job, clear and crisp images, unlike a lot of poorly lit images we see being used by agents a lot of the time, but that is about it.

You might think, what dose he mean "thats about it"?  Well you spent good money on a DIY system as many do in order to save money by not hiring a pro to shoot your VT's or there was not a provider in your area. Yet here it is you've taken the time to learn the system and some about your camera and PC to build a slide show type tour with a few 1/4 & 1/2 pans. What that says to buyers searching the net for their next home is "what are they trying to hid" and they ALWAYS wonder what is behind them!

If you can build a 1/4 or 1/2 pan then you could build a full 360! Why is it just about every visual tour system tour we see built has no full 360's? Because it takes time, that is why and brokers and agents aren't willing to invest the time it takes to do it and they don't take the time to learn how to use the DIY systems they buy onto. The system, while some what substandard, can build a full 360 yet time and time again we see the same old tour just like yours, so your not doing anything to stand out from Joe realtor down the street.

Let me ask you, how much is your time worth by the hour? 5.00, 8.00, 10.00, 12.00, 15.00, 20.00 an hour? I know how long it takes to build a real virtual tour and do it right and not all half a**ed like so many in the market palce today.

So many agents will spend a small fortune on bill boards, full color glossy print ad's, bus stop benches, newspaper ad's and the like, yet when it comes to marketing their listings they skimp and try to cut corners left and right to try to save a buck and it shows not only to the buyers and other agents and service providers, but it will show to your sellers after a while when they start to see other homes in their area being marketed by an agent who understands that having someone sitting on the bus stop bench advert and covering up their number or web addy is not going to help sell homes, nor is your smiling face on the bill board, because in todays market home buyers are NOT shopping for a house by picking out the best looking agent on a bill board, their shoppin in the comfort of their home on the internet long before they call you to go look at your listing and if you have just another crappy tour they will click the big red X in the upper right hand corner and move on.

You have to stand out above everyone else in town who paid good money for the DIY trap. I will admit you have done a good job over all, much better then Mr. Jose B. http://www.visualtour.com/shownp.asp?t=1349114&prt=63 this has to be one of the all time worst of the worst I have ever seen and I can't believe an agent in their right mind would use this to market a property, if I was the seller Jose would have been fired in seconds flat upon seeing this tour and if I was the broker for this guy I would have fired him too for making my brokerage look bad.

So Gene if you want to be the best agent for your sellers then take the time to learn your system and how to fully use it and if it's too hard to get to work right then seek out a better program that is fast and easy to use or hire a pro to shoot your listings after all it comes back to how much is your time worth to do it yourself, right, over hiring a pro.

Here is a sample of a home with 1000 SQ feet or less, yet shows real good in full 360 views, the point here is you don't have to have a million dollar listing to do full 360's you can do it on smaller homes too. This tour is large for a reason, it keeps anyone who is really interested in a property like this looking at it and not clicking off to view the listing down the street, the longer they spend here, the less time spent on another agents listing. http://www.realtourvision.com/tour/RE/tour.view.new.php?utl=RE-8796-PM3E9B-01

William, I am not fond of 360 tours and think it needs a really nice home and location to pull it off.  I did do another listing yesterday and will post it.  I have almost 180 picture.  The sun was in the wrong location to get much more but I will go again at a later time to do better.  This is only my third try although I do practice.  Practice isn't the same as the real thing as I tend to look for different things.

 I guess you missed the point Gene, it's not about what you like, it's about what people looking for their new home want to see and 360 are in demand over those silly slide shows being passed off as virtual tours. Best of luck.

I know its not what I like but I have to force myself to do it and that usually means it won't come off as well as I would want it to but I am working on it.
