I have been working with an investor who is trying to finance a 4 plex in Ohio but is running into a few problems.  First, the loan amount is too small.  The property is worth $75,000 +/-, brings in $300 a unit and is under professional management.  At 70% LTV he's only looking to pull out $52,000.  Apparently, this amount is extremely small.  My question to agents and lenders in OH or who do business in OH, how do you get around this?  Who do you go to for financing?
