Hello Anne,

My husband and I have been watching the listings for this complex and are very interested in a couple units.  However, we would like to know what the monthly fees would be if we did buy there. Property taxes are another concern as some in this complex seem quite high for this area?  Could you help clarify?  Thank-you.

Sorry that I did not answer earlier but somehow I missed the e mail.

 I hear you loud and clear, there probably is no other complex that has all this confusing information out.  It is NOT the complexes fault. Seminole Isle is a solid community. It is a combination of things.

This complex is only a few years old and most realtors do not really know it or never had a listing or a sale in there and some realtors just do not do their homework, so long story short, most of the  "mis" information is simply human error.

Since it is a new complex and the association only took over from the developer sometime last year, things were a little confusing in the first few months.

Also, Seminole Isle has 2 monthly fees.

One for the master association and one for the condo association. And most associations base their fees on the sf. per unit.

Just to give you a rough idea for now

1500 sf  about $450 per month total (both fees together)

1700st about $480

2100 sf  about $550

When I look at the current listings in Seminole Isle, the maintenance fees (according to listing agents range from $370 to $800

So, please do not pay to much attention to this , once you have a unit in mind or a specific questions on a unit, I will call the property manager and get the info right out of the horses mouth.

 Property taxes, is also very confusing, but easier to explain.

Most people bought their units between  $350,000 and $450,000 and (again, new complex) the property appraiser's office based the taxable value on the sales price.

Now, that has changed big time, taxes will be way down for 2009 since the sales prices have gone down soooooooo much and we now have comparables.

Again, the only way to figure out what the taxes might be is to call appraisers office on a specific unit and get the answer right from them.
