A graph was put together by a agent in my office, that shows where the buyers and sellers are coming from in Ann Arbor.
This study was conducted by NAR Research Division. Click here to see the graph results of the study. The interesting thing about the results of this is that only 7% were from the main newpaper and 0% are from the Homes Magazine. That is great data. No wonder HOMEGAIN was bought by the Chicago Tribune.
One of the goals of us as listing agents is to get the home in front of the most people possible to see the house. This is one reason I belong to 3 different MLS's. That's where the realtors are. I'd rather spend 120.00 a month in user fees than 120.00 per ad in the Sunday paper.
A small 1 1/2 inch add on a Sunday that costs a small fortune is just not where the buyers are coming from. OPEN houses in Washtenaw County are a complete waste of time. Oh you may have some success right in the downtown Ann Arbor area or close to U.of M. campus but rarely in the suburbs. Why when people can look at multiple photos would some want to look at a a elevation of the front ?
Oh my the way, to those who said good luck at my two open houses Sunday that my buyer agents held open...
NO one came............one was advertized in 5 papers. Yes it is very much priced right. Do you all feel the data from this graph is accurate in your area's or is Ann Arbor just an aberation ?
