Now is the time to take action.  Many of us including myself have been sending the message to buyer's that now is the time to buy.  Well Mr. and Mrs. Seller we need you to do your part and maybe the process will go a little smoother and before you know there is a chance you could be Mr. and Mrs. Sold.  Let me explain how I work and we can work together.

I am here to assist you, not make decisions for you but present the facts so you can feel good about your decision.  Keep in mind in most instances numbers do not lie.  I don't make th em up..I present the facts..from the solds and pendings of the mls.

If I make a suggestion to get a stager in or repaint the house.  I am not telling you this to make you spend money or I want to hurt your feelings, you hired me to do a job and I pride myself of a job well done.

I am requesting that you at least consider my advice and make a joint effort to assist in getting your property sold. 

Do it now or as each day passes you could risk bigger money down the road.

Be open to being flexible, we are in a declining market, that means no more 100% financing be open to a FHA loan, VA Loan and don't be surprised if you are asked to pay some closing costs. 

I am begging you not to let just anyone in your house, what I mean is if someone stops you in the street without an agent or no appointment, tell them to call your agent, if someone knocks on your door without an agent or no appointment, tell them to call your agent, if someone calls your house tell them to call your agent. Safety first..protect yourself

That means get your valuables out of the house.

When customers walk thru your house and if they ask you a question, check with me first, really it's better to have them direct questions to me.  Even if you know the answer.  Sometimes tiny conversation can turn into miscommunication and I would hate for you to lose a potential buyer.

When I ask you to fill out disclosure's for your property, realize I don't enjoy the extra paperwork either but we have to do it keep in mind that disclosure is protection for all parties.  You would be surprised how disclosures have saved others $$$$$$$$ in court.  

 

Let's talk about our listing agreement 

It's a legal and binding contract!

Keep in mind properties are staying on the market longer and marketing is costly.

We have a well rounded marketing plan.

We give your property as much exposure as possible, yes some companies charge a withdrawal fee, we are one of them. 

We real estate professionals take risks on your listing!

We ask for nothing up front.  We supply all the tools you need in most instances straight from our pockets.  

real estate transaction takes a team effort..a closing ensures us a  paycheck and your withdrawal fee ensures your loyalty. 

And if are going to be a team we are going to have to trust one another. It has to be mutual. 

So the best thing to do is if you are not happy then let me know, there is a good chance we can fix it.  

A couple of things we will do for you: 

  • I will go over the entire selling process by the time you are finished you will be a very seasoned real estate seller. 
  • Give you an honest assessment of my ability to market your property.
  • Will make sure an offer is on a current contract with current disclosures, you may not know this but there are several additions of sales contracts and addendums.
  • Will spell out time lines and make sure you are fully aware of what is going on.  If you have concerns please call me or email me.  If we do not deal with concerns sometimes concerns can turn into bad feelings and a very long selling road. 

No real estate transaction is totally stress free that means there is a good chance you might have a rocky ride.  I am warning you upfront.  Buyers can be selective, they have many choices and they think prices will continue to decline. Please Mr. and Mrs. seller take my advice and become Mr. and Mrs. Sold!

Midori - this is a great post.  We believe that the 3 biggest things that will affect the sellers time period and price they ultimately get are the following:

  • Original list Price - being accurate to get your best prospects right away at a real price (not chasing the market).  This can be a cure all for bad carpet, location, dated kitchen cabinets, etc.
  • Staging - How does this home show? Would I want to buy this home?  Does it feel warm and cozy?
  • Home Inspections - SELLERS GET ONE, yes In Advance!  This $300 for a home inspection, will save you $1,000's more in the end, and perhaps keep a contract on track for closing, the 1st contract around.

And if they don't listen the first time, when they come back 6 months later, perhaps they will.

If agents don't sell their soul, we can get these prices down. 

However, the poor home owners who are upside down need to either stay where they are or if they have to sell, do it quickly because it will just get worse.

Want some good news?  We have gotten about 2 years through a 4-5 year correction.
