NACHI, National Association of Certified Home Inspectors is now called the International Association of Certified Home Inspectors. InterNachi has a new progam called Certified Move In Ready. Real Estate professionals are encouraged to recommend to their sellers to have their properties inspected when it's put on the market. There are numerous advantages to the realtor and the seller. You as the realtor can recommend me a InterNachi certified home inspector instead of being at the mercy of the buyer's inspector. Your sellers can schedule the inspection at their convenience, directly with me, with little effort on your part. Your sellers can assist me during the inspection, something not normally done during a buyer's inspection. Your sellers can have me correct any misstatements in my reports before I generate them. My reports help sellers see their home through the eyes of a critical, third-party, thus making sellers more realistic about the asking price. I will allert you to any immediate saftey issues I find before other agents and potential buyers tour the homes I inspect. Repairs made ahead of time might make your listings show better. My reports provide third-party, unbeased opinions to offer to potential buyers. My reports can be used as marketing tools to help sell homes. Jacob - do you have any information on protocol for inspections? For instance, if a builder who is also the seller wants to attend an inspection with the Buyer's Inspector? Also, do you have any info on why a buyer's inspection also helps protect the SELLER? Any help would be appreciated.

Dear Kevin &Monica Ray,

I do not have any problem with the builder seller attending the inspections. We would hope that the builder was professional enough to take his builder hat off and be the seller.I have had alot of good experiences with builders. Awhile back I was doing a new home warranty inspection for a home owner prior to the one year warranty and found a few cosmetic problems and one real big roof problem. The home owner took the real big roof problem to the builder and he took care of it right away and did it professionally without an attitude. I was very impressed. If he is a good builder he can take some critisisim on the home that he built. Also any problems that come up can be taken care of right away because the seller/builder is there. On the second part of the question. The move in certified program is designed to be done by the seller.
