great info.  I've been saying for years don't overimprove.  It will help the home sell faster but you won't get all your money back!

All those 3 families in Dorchester MA, that have been rehabbed into condos are now being presented to section 8's for rentals instead of trying to sell them. Great for the section 8's because they are getting granite tops with stainless appliances.

It all depends on your price range, but I agree that it is ridiculous to tear out perfectly acceptable items (not dated, not out of vogue) to replace with a higher ticket item.  I think that ship sailed with the market slump.
