The phone rings...I answer the phone and it is a nice pleasant voice on the other end. She is inquiring about a foreclosurehouse I have for sale.  She asks me how many bedrooms it is & what is the square footage.  I reply that it is a big 3 bedroom at 1811 sq ft & ask if that is what she is looking for.  "Susie" replies that is really not what she wants.  This buyer is very smart, knows what her families needs are & has been looking for awhile.  She has even seen inside other properties & has come super close to purchasing one of them. 

THOUGHTS to PONDER:  why hasn't a realtor been picked to help her thru this whole process?

continued...  We talk further & I offer a couple of times to email her properties that fit her needs.  I also ask about her having a committed realtor to help her get the perfect home.  She self-discovers that she is searching in a hot price range (ie...everything she likes gets multiple offers before they can jump on it).  We talk further about the market & how she is really not interested in purchasing a "short sale", because they take too long to possibly not even get the house in the end.  HERE is the BRILLIANT QUOTE:hourglass

That is so funny....Mike Ferry made a joke on his action workshop tapes that probably most realtors think a "short sale" is a sale that goes really quick...I am going to start to call them long sales as well..

I must agree ~ it should be called long sale.  Who ever named it short sale anyway?  The process  is long and exasperating!!

Hi Christina. This is so true. Short sales take an average of two to three times longer than a conventional sale.

Nice to finally run across a Tracy Realtor on the Rain (I haven't actively searched for one).

Tracy is my hometown. It was (is?) a great place to live "back in the day."

Wow, isn't that the truth, they do take so long to get an answer, close or anything to do with the file! I think I will take on the new name and call them long sales myself.

Christina,
You are funny, some people who does not know the term what a short sale means, they think that Short is because it will take a very short period of time to do the whole transaction, they are wrong and when I tell them that it will be a long process and they need patience, they think it twice about what they were thinking before :)

When I explain them about that the term Short Sale is because the lender accepts less for what is owed, then they understand the term :) Short, a Short Pay off :) LOL.

That is the truth! Although we are quite experinced in processing short sales it seems the banks are just trying to keep up with the pace. We are finding a turn-around time of anywhere from 2 to 4 months to go from beginning to end. Long sales indeed!
