How To Attract Buyers

Do you need buyers?  Do you want to have fun?  I've got your solution here.  A Tour of Homes.

Use an email campaign, direct mail or an ad in the newspaper to advertise a "Tour of Homes."  What you will do is use your own Minivan/SUV, or rent a vehicle where you can transport a small group of people and show them your listings.  Provide lunch for them or some kind of snack/beverage, depending on the time of day.

Let your listings know what you're doing and use this as a motivator for them to make their houses as presentable as possible, inside and out.   Curb appeal is everything, especially if you're just driving by the homes to show them from the outside.  If you can arrange for at least some of the homes to be open for touring, that's even better.

In a market where nearly everyone needs buyers, turn your listings into an event and see how this sets you apart from everyone else.

I think your idea is a great one!  You know, there is an agent in my town who does something like this, except she does it with new subdivisions.  She runs an ad in the paper and has everyone show up at the first subdivision at noon on Saturday and she shows them all the new homes available in that subdivision (whether they are listed with her or not).  Then she meets everyone at the next one at 12:30, then 1:00, then 1:30.  She does it with four subdivisions every Saturday.  She picks up 2-3 new buyers every weekend this way.  I have seen her doing it and I know she gets people every weekend because she looks like a Realtor caravan tour, except with BUYERS not other Realtors.  She also puts a flyer box outside her office with that weeks schedule of open houses and advertises that people can stop and pick it up anytime they want.  OK, I'm inspired - I think kind of thing is definitely worth a try!
