Do you offer add-ons in your real estate business?

If you don't you are missing out on a huge part of your business.  As real estate professionals we are leaving money on the table when dealing with buyers and sellers.

When you go to a restaurant what do they try to add-on or up sale to you?  First they ask you if you want a drink.  If you get more than water, there is the first up sale.  Then it is the appetizers.  And just when you think that they are done selling, what do they hit you with?  You guessed it the dessert!

Now you have to understand that all of these add-ons or up sales are low cost high profit items.  Drinks are a huge markup and desserts as well.

What about grocery stores?  Everything in the front is an add-on or up sale as you wait to check out.  What about the advertisements?  They put items on sale to get you in the doors hoping that you will buy more than just the sale items.

Next time you are out look for other ways that marketers use add-ons and up sales.  No one in the real estate industry does it other than builders!  Builders understand this concept very well.  What do they do?  They advertise the base price to get your buyers in.  Then once you are in they show you a model home that has every upgrade plus some, in hopes that your buyers will do what?  Add upgrades!

We insist our agents add a home warranty to every listing or sale.  We then get a commission on that and share it with our agents.

I already give my clients full service.  Just like the high-end restaurants.  It's in there.  But, one thing we have to be careful about are affiliated services, like real estate agents that write loans, or have their own title companies.  There can be serious conflicts of interest.
