My Most Successful Open House Ever! Or Was It?

Open House 

Last weekend I had an open house in Springfield and had at least 50 people come through. I was so excited! However my excitement was short lived. Most people would accept my business card but I couldn't get anybody to give me their contact information so I could send them a thank you card or give the seller feedback about the home. I understand that they don't want Realtors bothering them. My question is why do they even come? Don't they want a professional representing them?

I think the reason people were so reluctant to give any information is because this was a very nice home in an affluent part of town. Most of the people that came through were professionals. Any suggestions out there on how to win over these people and let them know I'm a professional too? I'm here to help them find the perfect home and coordinate all the paperwork, inspections, title companies and bring it all together.

Hi Betty!

I use a set dialogue for signing in.  I say "If you wouldn't mind, my seller has requested that our guests today sign in and offer feedback on their home.  They are very interested in your opinion!  If you are working with an agent, please write your first names and register your agents name and phone number."  I get them to do it almost every single time!

I think you need to focus on the people that will talk to you and not worry about greeting everyone.

Hi Betty - I had just posted on 3/2/08 about "Are You Able to Find a Real Lead." 

In my area (Altadena & Pasadena, CA) there is a good flow of open house guests.  However, I have been challenged to pick up potential buyers/sellers.  I really think working on "script and dialogue" may help out to weed out the real & not so real.  "How does this house score to what you are looking for?"  And always have an "opportunity-property" in mind to sell aside from your open house.

Have them sign in and on your sign in sheet, have a place for their Realtor's name.  Have you considered a personal brochure of you to give at the open house?

Thanks so much for all the great advice and suggestions!  I have been very successful in the past but this crowd was a bit different from what I have had before.
