4...YA YOU GOTTA BE THERE FOR ANY INSPECTION NO EXCUSES YOUR GETTING THE BIG BUCKS

5.... COLOR PICS OF BAD THINGS THEY FOUND A MUST !!!!

6....IF YOUR INSPECTOR HAS A THERMAL GUN ITS A REAL IN-SITE INTO YOUR ELECTRICAL CIRCUIT BREAKERS (SHOWS TEMP DIFFERENTIAL BETWEEN CIRCUIT BREAKERS )

7....WHAT DO YOU DO WHEN HE FINDS A MAJOR FLAW, LIE ,,,,PANIC,,, DIDN'T SEE IT,,, TELL HIM NOT TO SEE IT,,,NONE OF THE ABOVE .....COME TO TERMS WITH IT IT CAN BE A BONUS JUST LOOK AT IT LIKE THIS AS AN EXAMPLE :::::

3 YEARS AGO DID A INSPECTION FOUND A HOLE IN THE WALL AREA UNDER A WINDOW SILL ON FURTHER POKING WHOLE AREA SIZE OF LP RECORD WAS ROTTEN LOOKING IN ROOF IT WAS FOUND TO COME FROM WINDOW SILL NOT ROOF INSPECTOR GAVE A QUOTE OF $400.00 TO FIX (MOST IMPORTANT HE DID NOT DO THE WORK I REALLY DON'T LIKE INSPECTORS WHO SOLICIT THE WORK IT FEELS VERY CONFLICT OF INTEREST REMEMBER HE CAN KILL THE DEAL WITH A STUPID WORD MADE IN THE WRONG CONTEXT,YOUR THE GO BETWEEN THE BUYER AND SELLER..I GOT THE BUYER AS PER CONTRACT NOT ONLY FIX IT AT THERE EXPENSE BUT THEY KICKED IN FOR A YEAR HOME WARRANTY

4....IF YOUR SELLING A HOME THAT IS OUT OF WARRANTY OVER TWO YEARS OLD DO WHAT YOU HAVE TO DO TO GET A HOME WARRANTY COST I'M MOST ZIP CODES ABOUT $250  FOR EVERY $300,000 WE IN OUR OFFICE USE 2/10 HOME WARRANTY WHO THEY EVEN OFFER A PLAN WHERE YOUR SELLER IS COVERED FOR THE LISTING PERIOD FOR A YEAR WITH A $50.00 DEDUCTIBLE COVERS BOILERS,A/C    ETC ..BIG TICKET ITEMS .

I THEN GET A RIDER ON THE PROPERTY SAYING HOME COMES WITH A HOME WARRANTY,,I EVEN MAKE A POLICY FOR HOMES 2 YEARS OLD + TO HAVE A HOME WARRENTY INCLUDED THIS LESSENS MY E&O INSURANCE

5... WHEN A BUYER SHOWS UP, YOUR THE BABY SITTER YOU NEED TO GET INTO THE ROOF TO LOOK ETC

6...BUT NEVER NEVER RECOMMEND A INSPECTOR COZ IF HE MISSES SOMETHING AND YOU HAVE SUE HAPPY BUYER REMEMBER THINK WHAT EVER YOU SAY OR SIGN THINK WHAT IT WOULD SOUND LIKE IN COURT

"THE AGENT SAID TO USE JOHN FROM HOME INSPECTOR IS THE GUY TO USE !!!!!! .......IN COURT HOPE YOUR       E & O COVERS YOUR BIG MOUTH !!!!

" THERE IS MANY HOME INSPECTORS IN OUR AREA BUT THESE ARE THE ONLY COUNTY LICENCED ONES ANY OF THESE 4 WOULD GET THE JOB DONE"   IN THIS CONTEXT YOU HAVEN'T STEERED BUYER ONE WAY OR ANOTHER!!

MAKE SURE YOUR YOUR BUYER HAS A CHEQUE FOR INSPECTOR AT INSPECTION ,DONT GET IT PAID IT FROM CLOSING TABLE .......

MAKE SURE THE TERMITE INSPECTOR LEAVES A INSPECT TAG ON PROPERTY !!!!!!

if the property has :

POOL.....I ALWAYS GET A SEPARATE INSPECTOR WHO MOST WOULD DO FOR FREE !!  AS THEY WILL BE DOING THE OPPOSITE AS THEY REALLY ARE LOOKING FOR POOL CONDITION.

SEPTIC .....HOME OVER 7 YEARS THAT IS A LOT OF "OTHER PEOPLE'S CRAP" TO BE SITTING THERE ,IF ITS 7 YEARS OLD I WOULD GET IT INSPECTED AND PUMPED,,,,,ALSO YOU GOT BIG TREES BEWARE OF PIPE ROOT DAMAGE....

ROOF ....YOUR HOME INSPECTOR SHOULD DO A PRETTY GOOD JOB BUT IF THERE IS A FLAT ROOF OVER 7 YEARS I WOULD GET A ROOF INSPECTOR !!!!

WELL WATER QUALITY :.... GET A SAMPLE AND TAKE IT TO A WATER INSPECTOR ITS CHEAP TO TEAT

FOR  $40,000 YOU CAN HAVE THE FURNITURE ::; IF YOU PUT IT IN THE MORTGAGE CAN I SHOOT YOU NOW !!!!!COZ FOR A 30 YEAR MORTGAGE I CAN TELL YOU THE AVOCADO COLORED FRIDGE OR SUNBURST COLOR CARPET WILL NOT LAST 7 YEARS AND GUESS WHAT YOUR STILL PAYING OFF FOR ANOTHER 23 YEARS .

BUYERS WANT TO BUY CRAP OFF SELLERS DON'T HAVE ANYTHING TO DO WITH IT DO-NOT PUT ON A ADDENDUM HAVE NOTHING TO DO WITH IT ITS A MINE FIELD WITH ONLY TROUBLE

I really push inspections and have Home Warranties on all my listings. With some homes, I suggest a pre-inspection. They are a great marketing tool. I have a list of local inspectors, appraisers, etc. that I present to my clients. It's their decision from there.
