Okay! So you are searching for a house for your clients to buy. You are searching on your local MLS until you come across a listing that you think would suit your clients wants,needs and lifestyle. The house looks great. Pictures looks so good you'd think Annie Leibowitz took the pictures of the listing. Virtual tour is courtesy of Point2Agent ( Shameless plug -Then again why am I even mentioning this company if I am not getting paid promoting them? ) Anyway,exterior and interior pictures of the house  looks very nice. So you and your clients go and view this property. On your way to the house,you are silently praying that they like this property because you have been working with themfor two years -two years too long if you ask me. What can I say some people just can't make up their mind when it comes to making a decision on something.

 

        You finally arrive at the place. Curb appeal alone can attract more bees than a bee hive would.  So you open the door.

      

And all of a sudden the house smells like a dead skunk 

  ( I couldn't find a dead one. But at least no animal was harmed while writing this post. ) Worse part? You don't know where the smell is coming from. How would you feel if you come back from a hard day of work only to be welcomed by a bad odor? Or you go to a friend,family member or neighbor's house and the house doesn't smell nice. Nobody likes a bad smell. I know I don't. So if you want to sell your house quickly,makes sure it smells good. Good smells attract home buyers to your listings. If you have to open the windows for some fresh air to come in,dump all the trash so no left over pizza or foods that have those awful are not in the trash cans. Plug a air freshner in the wall,spray air freshner or burn one of those scent candles. A house that smells good sells quicker than one that doesn't. Selling your home with a sweet scent makes a whole loooot of cents and sense.

I always put "Plug-In" type fresheners in my listings.  Even in the vacant ones!  When homes sit empty they get stuffy.  I always to pick a fragrance that is not TOO over-powering though...

Great point!  I also use the plug in air freshners even in my office.  Nobody likes a smelly house.

I found a very simple and inexpensive solution that works wonders!  This stuff requires no manual work, you just set it in the affected area add a little hot water and come back the next day.  This stuff is amazing, it's called Room Shocker, and you can get it at www.biocidesystems.com. The product emits a Chlorine Dioxide vapor that penetrates all porous surfaces, killing all odor causing bacteria, as well as mold and fungus.  I know it sounds harsh, but the product is EPA approved and is safe on the environment as well as pets, plants and people, just check their web site, it's got a lot of information on the product and it's use.  I've used it to get rid of smoke smells, pet smells, mold, urine, etc.. All smells come from bacteria, and this is the strongest biocide available for consumer use out there.  I've even used it in a used car I bought for my daughter that belonged to a smoker, if it wasn't for this product, I would not have bought the car.  I can go on and on, but it's better if you go to their site for yourselves.

Here is a great way to make a house smell wonderful without burning candles and also have the option of lots of amazing scents.  Check out www.scentsy.com/10458 for beautiful warmers that can be left on 24/7 without the danger of fire.  Plug in type warmers are wonderful but I know the ones you buy at the store can be very limited on scents. I love mine!

Hi Lanre,

I agree that homes with an odor are an immediate turn off to potential buyers. I would however caution against the use of air fresheners, scented candles or room sprays. Fragrances are subjective and personal and may leave buyers wondering what the home owner is trying to "mask". No smell at all is best in my opinion.

I contacted www.biocidesystems.com This is a major breakthrough for home staging.  We all know that smell is the first thing we notice as we enter a home.  I'm excited to try this product and will definitely recommend it to my 'Stagent Students!'
