Eagle in nest

Shown above are photos of some the features at Smithville Lake.  One of the many annual events includes Eagle Days in early January.  The eagles normally nest in the area until the end of February.  They are truly a site to see.  I saw an eagle standing on the ice as the lake was frozen over.  The bald eagles' white head really stood out against the blue of the ice.

Looks like a nice place. I think it would be great if people gave you a ballpark figure on what that home would be worth in their market. I think that home would be priced between $375,000 and $400,000 in Bellingham Wa. Anyone else want to give it a quick CMA?

Patrick:  Thanks for your comment.  The market you are in can have a big impact on the pricing.

Ross:  Thanks!  I'd love to hear any of your suggestions.  As they say, Active Rain is a community where we help each other.  Any suggestions on staging will be considered.

What a gorgeous home. You couldn't get a home that nice in my area for that price. Depending on where it was in my county it would be anyware from 340k-450k. And at those prices it wouldn't last long on the market!

One suggestion from me would be to take down the deer head. That is something that dosen't appeal to all buyers and you don't want that to be the thing they remember about the property. The house looks clean and uncluttered for the most part and I like it.

The picture of the formal living room is gorgeous. I love the stairway. Is there a way to get a brighter picture without the glare from the chandelier?

Charity:  Thank you for touring this home.  I truly appreciate your suggestions.  I will discuss this with the owners.  I'll take care of the glare by the chandelier and try to lighten up the photo.  This may call for a retake.  Thanks again!

What a wonderful property! Great presentation - makes me want to move right in. Be sure to let us know when this one sells - I'd say it won't last long!

Debbie:  Thank you stopping by!  I'll let you know when it sells.  Quick question, do we add sold at the end of the address line to update the blog entry when the house sells?  I checked out your profile page and have been to areas you serve.  I went to SMSU and would drive through there to St. Louis often.  It's a beautiful drive!

Hi Mary - If this house sold, I would go back to the title and put "SOLD" before the address. You want to let the world know you sold it!

Next time you're in my area, be sure to let me know. Would love to meet you!

Debbie:  The house hasn't sold, it is off the market.  I wasn't sure how else to label it.  I'd love to be able to put sold on it.
