I would be the first to admit that some of my comments may have a tendency to be somewhat contemptuous when talking about lenders and their cooperation (or lack thereof) in working with borrowers trying to keep their home from foreclosure.

Instead of getting better, most lenders have gotten worse to work with.  The worst yet is Saxon:  Their Home Retention Department (for loan mofications and work outs) has a recording that announces "...Customer Care Center temporarily unavailable.  Please call back later."   Say what?!?

Enough about those lenders that still need to get on board, let me tell you about Aames -

Aames received the Letter of Authorization via fax and was on the phone with me the same day!  The Loan Modification forms were faxed to me, we (borrowers & I) completed the forms and faxed back a few days later.  The package was submitted back to Aames just last week (on the 28th to be exact) and upon follow up today - the rep expects management approval today followed by investor approval next week.

Huh?  I must be in Loan Modification heaven!

The terms are even better than the quick turn-around!  Aames, with the proposed loan modification, will enable this borrower to KEEP their home with payments that are affordable while getting rid of the high adjustable rate. 

If only Aames could show the rest of the lenders how to truly work with borrowers.
