I'm not sure why I am still seeing some realtors submitting pictures to their MLS that are absolutely horrible. In this competitive market we are in, some people in our profession are just taking for granted the fact the we owe our clients the time and effort to take GREAT pictures of their property, whether it is simply land, a small condo or a large mansion, when we sign the agreement, it is an agreement to do our best to market, expose, compliment and sell the property. Yesterday, I was looking through the REAL ESTATE BOOK, and I see a $495,000 home's photo that was pixilated and appeared to be taken with a cell phone camera...shame. Mr. and Mrs. Home seller, I'll take that listing and make your home pop off the page!
Just the other day a good client of mine had sent me an email. I was very surprised of one sentence which read, "Dave, please do not send me listings that don't have a picture or a good picture, if the REALTOR® doesn't take the time to get this done, I don't want to waste my time, It's their loss"....my answer...YES IT IS! It is their loss.
So, fellow REALTORS, investors, sellers, if your house seems to be sitting on the market for a long time and it is priced correctly, maybe you are not getting the traffic for a simple reason, the photos that were taken. I spend at minimum an hour photographing a home. Personally, the photos taken are second only to the price the home is being listed at. The REALTOR® has a lot of powerful marketing tools at their disposal such as virtual tours, print advertising, websites etc...please be certain they utilize them.
