We all know we're in a housing and mortgage crisis, right?  Well, not here in Owasso.  I took these pics in a new development today.  You can see that the rest of America might be drowning, but we're swimming just fine here...(be careful swimming in deep dark waters, right?!)

These houses are under construction and have just popped up over the last 60 days or so.  This development is one of at least three growing developments in our area.

One of the other developments is building houses in similar size and price ranges and is selling like hotcakes!

I talked to a former mortgage officer this morning who told me his company went under along with "everyone else" and that now he works at a place where he is glad to have a job.  He's making 1/3 of what he was making last year.  He's got five applications going right now and is glad for that.

It's so confusing.  New houses going up and selling, but mortgage people out of work.  I don't get it.

Many Loan Officers got into the market when it was a refi market and all you had to know was how to spell mortgage.  The Loan Officers did not pay attention to thier bread and butter, which is purchase money loans and the Realtors that refer them. 

The Loan Officers that are in business today know FHA, VA, conforming business.  Many Realtors are suffering as well.  It is all about dong business on a referal basis rather than transaction basis and paying attention to your past clients, current clients, and those that refer business.

I just closed a loan in Oklahoma City.  My client chose to call me based on a referal even though I am in Oregon.  My client stated that my service was better than when he went to a local lender.  Service is key!

Well put Tamera. I am really glad that my business is solely driven on referrals from Realtors, Builders and other Affiliates. Also most of the loan officers that are leaving the market where doing subprime loans. I can proudly say that I have only done one since I've been in business. Most of the time if I have a client that can't go conventional, FHA or VA, I will work with them until they are able to. The pressure has been on the loan officers to close the loan or they will take their business somewhere else, well look at where that has led the mortgage industry.

Bob, you are correct in that we have not seen a slow down in Oklahoma in general. My business is no different than last year, if not better.
