What should a home inspection include??? I have been asked this question time and again. I always tell my clients that there are certain basics that should be included, such as:

-STRUCTURAL inspection of the roof, gutters, foundation

-EXTERIOR inspection of the walls, doors, windows, driveway

-HEATING & COOLING inspection of the AC unit and the ducts

-PLUMBING inspection of the fixtures, drainage, water heater

-GARAGE inspection of the garage door, insulation, frame

-ELECTRICAL inspection of the main panel, switches, receptacles

And the additional optional inspections such as MOLD, POOLS, SPAS, DOCKS, SEAWALLS. I also provide them with a list of several inspectors and tell them that it is only a partial list and they can find others on the internet or in the phone book. They need to be aware of what services each inspector offers and who does the special inspections, such as mold, pool, etc.

Good job! Too many buyers choose their home inspector based on who's the cheapest. They should be choosing by who's the most thorough!

Good answer to your own question.  At a basic level, a home inspection must include what the law requires.  As we know, this is all the real estate people would like us to do.  However, in the interest of competitive advantage and to meet customer expectations, most inspections go a lot further.

Do you do Radon inspection down there?  Not sure it is such an issue with homes with no basements..... Not a lot of basements in Florida.

James - Radon is everywhere, since it is a naturally occurring gas - but you are right, we don't have basements in Florida - we tell people that they can include it if they want to, but I have never seen one done before. It just isn't an issue down here -
