I have written in the past about leads I have received from my ActiveRain blog.  This week was a banner week for me personally, as I picked up four new potential clients from AR.

One lady and her husband contacted me via email from Seattle, and we have since spoken.  They are making a trip to look at homes here in Austin starting around the 25th of March.  They contacted me on the same day that I was working with buyers who were referred to me by my Seattle-area friend Sandy Noll.  If things go well, I hope to have a listing referral for her.

I also received a referral from Gary and Richard Bolen in Lake Tahoe, and I am meeting with their friend tomorrow afternoon to discuss listing her property near Lake Travis.

A few days ago, I got a call from a guy who liked my recent post about Hutto and he wants me to list his home in that area so that he can move back to the Lafayette, Louisiana soon to be close to his family.  Speaking of which, I will need to find a good agent there assuming we sell the home here.

Two nights ago, I was in the kitchen of my home, trying to get caught up on my emails on the notebook computer, and I remarked to my wife that my blogging appeared to be paying off these days.  Along with the people I mentioned above, I have a couple of other clients that I am actively working with from previous contacts over the past couple of months.

While I was sitting there commenting on the power of this network, I received an email from a lady who is in the early stages of the relocation process.  They are moving from the Chicago area, and they will be looking at a high-end purchase here in Austin if things work out.  She emailed me through AR, too!

Needless to say, I continue to be excited about what blogging and ActiveRain will bring this year and beyond.

I have noticed that the contacts seem to be getting a bit more regular, and I receive more phone calls and emails from AR each week.  I certainly hope this trend continues!

One great thing now when I have someone relocating to Austin is the confidence that I can help them to find a good agent to sell their home when the time comes, thanks to the hundreds of people that I have "met" here on ActiveRain.  Previously, I wouldn't offer this service to anyone - now I am slightly pushy about it.

The same goes for those who are leaving Austin, although I can't for the life of me understand why they would leave.  I can tell them with some level of assurance that I CAN help them find a good agent in their new city.

Thanks, ActiveRain!

P.S. Yes, the photo above was taken in Austin, overlooking Lake Austin and the Austin Country Club from the 360 Bridge.  No, I didn't take it myself.  It was taken by photographer Trey Ratcliff.

Jason you are always getting the leads on here. What special ingredient are you putting in your blogs if there is one? I won't tell - I promise -LOL. But seriously, much congratulations and success to you man. Of course,if I know someone who want to move to Texas, you are my guy. Great post.

Jason, excellent!  Don't you love it when a plan comes together? (Quick what 80s t.v. show did that come from?)  I've been having a bloggerific time these past couple weeks as 6 current buyers all came to me as a result of my blogging.  Not to mention, I've got 22 registered RSVPs for my homebuyer seminar this weekend.  This stuff works!  Yes it does.

Congratulations!

03/06/2008 07:46 PM by Brian Block -- Northern Virginia & D.C. Real Estate (RE/MAX Allegiance)

Me too!  While I was waiting for dinner to be served in a restaurant on Monday, I had three client calls - my family got quite a kick out of it!  Yesterday I got a new email contact (someone relocating from England), and Tuesday I got a call from someone to whom I showed homes the same day.  I predict 2 or 3 contracts out of these contacts...  Do you think it's ActiveRain, or just the usual seasonal increase in business?

03/06/2008 07:48 PM by Margaret Woda, Maryland REALTOR (RE/MAX VISION)

Jason,  Congratulations and thanks for the testimonial.  I believe in blogging and I know it will work for me too.  I am laying the ground work now and I only hope to get better at it.  While I have not had any direct client from a blog, activity has diffenently increased since I began blogging.

Jason- What a gorgeous photo! Kudos to the photographer, Trey! Wow! Isn't AR just the bomb! I love it. We just got 2 listings direct from AR this past week. We get emails and calls almost daily now. I think a lot of it is also because the market is turning! Especially here!

WELL DESERVED!  You have worked hard on this, not just for consumers, but to help us members.  I'm so glad leads are rolling in!  Go Jason!!

03/06/2008 08:03 PM by Elaine Hanson, REALTOR® ~ Topanga, CA Real Estate Specialist (Pritchett-Rapf & Assoc. Realtors, Topanga)

Jason, check out Paul Chaney from Lafayette.  He is an AR member and his wife, Amie is a stager also here on AR.  As for leads, I got a call today from JAPAN!!  I almost didn't answer the phone since it said "unknown" on the caller ID, but thank goodness I did.  It's a military couple who will be moving to the West Bank of New Orleans...gee, I wonder how they found ME??  LOL - great job and I hope those leads continue to roll in for all of us!

Awesome, Jason.  This place is just flat out amazing.  I just received my first two direct consumer contacts through AR this week.  Both buyers looking to relocate (thank you, Adam, for the relo contest!).  I expect even bigger things for all of us this year.

This is wonderful news Jason. I have had a couple, but four in a week! Wow! You do an awesome job here and so I guess I'm not really that surprised, but well done my friend.

03/06/2008 09:24 PM by Simon Conway (Picket Fence Realty)

Jason... Just so you know, I would not think of anyone else to refer anyone to in your area. I hope to create the same kind of presence for myself here in Arkansas! With you as a Lighthouse to guide the way, I am sure that those that follow that light will prosper!

To your continued success!

03/07/2008 08:38 AM by Jeanean Gendron ~ Redding & Shasta County Specialist (Real Estate Professionals--GMAC)

LANRE - As far as secret ingredients, the only advice I have is to mix it up, with some real estate, humor, personal stuff, tips for agents, tips for AR, etc.  Thanks for your comments!

BRIAN - Nice "A-Team" reference!  Kudos to you for getting so many new buyers from your blog.  Also, it sounds like your seminar will be a raging success.  Keep up the good work!

MARGARET - That sounds terrific!  As for your question, I think it's probably a combination of the two.  However, I would definitely stick with blogging, because it is driving people to call and email me now.

JIMMY - Stick with it, and it should begin to pay off for you, too.

KATERINA - I agree with you - the market is turning here as well.  I think that those of us who are really using this tool to market ourselves will be well-positioned to capture the business going forward.

03/07/2008 09:11 AM by Jason Crouch, Broker - Austin Texas Real Estate (Austin Texas Homes, LLC)

Jason, That's great.  I look forward to receiving referrals soon, I know they will come.  Congratulations on a great week!

Jason,

What a great post as always.  I want to elaborate further that active rain is so valuable, on our business and the relationship aspect of this business.  This community has helped me forge at least 10 long term profitable and great relationships that I would not have found if it was not was this community.

CONGRATULATIONS,

you deserve it.

03/07/2008 10:10 AM by Dave Woodson (Indigo Financial Group Inc.)

Congratulations Jason,

I think what agents should take away from this is that this is more a testament to how relevant and informative your posts/exposure on AR is, not how many points you have (as I'm sure you already know).

Great story. I am new here to AR... I haven't even posted my first blog! But I have been doing my homework first and have read hundreds. It's good to hear that it really is working to get people infront of buyers and sellers in a much more personal manner. Good work and best wishes!

Jason,

Your blog is for those members, agents and mortgage originators and others, who join the network but then forget to write posts and comment on others' blogs and wonder why the phone never rings. To get results one has to work for it, even here at AR. Nice to hear about your success.

PAUL - I have seen that the relo package post is getting good traffic already, which is exciting, huh?

SIMON - I appreciate your kind compliment.  I was ecstatic to get so many in one week.  I hope you're doing well -

SUSAN - What an incredibly nice thing to say.  I really appreciate that.  I hope real estate school is going well for you so far.

KIM - Yes, the paychecks are nice, too, aren't they?  I also hope that you are able to close a bunch of deals from your blogging!

MARCHEL - Thanks!  I must admit that I hardly knew any agents in other markets before I found ActiveRain, so it is exciting to think about having an actual network of friends and acquaintances to send clients to now.

JILL - Thanks for your kind comments.  I figured the hard work would continue to pay off, but this has been a particularly active week for me.  Have a great weekend -

LISA - I'm not sure exactly what I am doing differently at this point.  However, I may write a post illustrating how these people found me in the first place - that would be helpful, I think.

NANCY - Thanks!  I hope it continues to happen!

The positive results always give hope, thanks!

Hey Jason that's awesome!!  I think I've told you that before AR I would look within my KW family and refer people to someone I didn't even know simply because they were KW agents.  Well that has changed and I feel confident in saying "Call Jason from AR, I know he'll take good care of you" and there are many others I'd gladly send a referral to as well.  It's a good feeling to network with people and really feel confident when referring someone out!!  Congrats on your success.  I need to get back to blogging more!  Have a great weekend!!

Jason- I knew it. I just knew that what it was. Does putting a picture of a naked simo wrestler in a thong qualify for humor or horror? I am sorry if you are eating right now. I wouldn't want food to come flying out of your nostrils. I am just trying to do anything I can do Jason to get my first lead but in the process not to scare them away. Hopefully I will get my first lead soon. Much success to you Jason.

MICHAEL - I agree with you.  The points are fun and I am highly competitive, but they really don't matter a whole lot in the scheme of things.

LARRY - Thanks for stopping by!  I will keep you in mind for that area.

PAM - It certainly took me some time to learn how to write what people actually want to read about.

ROBERT - I agree wholeheartedly with you.  Being consistent is important.

SANDRA - It's funny that you mention this.  I was actually planning to write a post on that very topic some time soon.

STEPHANIE - I can't encourage you enough to just start writing - about anything that you are interested in.  You would probably be surprised at where some of my contacts have come from over the past seven months.

Jason,

Don't laugh, but I am on my second day of blogging....(I can hear you snickering already!)  Just curious, About how long did it take you to start getting leads?  3 mos?  6 mos?  1 year?  I have no idea if I am doing it right, the learning curve seems huge - there is much more to this than I originally thought.  Here are my first couple entries:  http://activerain.com/blogs/tcloud.

I am very glad for your success and as always, thanks for sharing it with us!

Jason, you do really do build relationships on AR.  For me, that is the best part.  I now have a bunch of friends that will give me good advice if I ask.  But, with those relationships also comes trust.  Trust that if I refer you a client, you will do right by them.  It looks like you have built up some great relationships.  Good going.  And Keep it up.
