Hi my name is Joshua Loeb I have a wonderful contact who can fill bulk reo packages.  The protocol is very simple and easy to deal with, however I do stress the fact that I am only looking for buyers or buyer's mandates.  The reason for that is when there are to many people the deals never go smoothly.  If you think this is something you might be interested in please e-mail me with what you are looking for and I will let you know if that is something we can accommodate. 

Most deals range from 50 million to 750 million. 

Be prepared to give proof that you can actually purchase what you are asking to be filled.

HI my name is Joshua and my partner and I have are the direct connection to two banks.  When you are dealing with banks and not pre-done tapes a direct connection takes the place of the seller's mandate.  If you are looking for a real connection direct to the institution please give me an e-mail.  Our protocol is as simple as it gets

1) sign NCND

2) LOI made directly to the bank , NOT ME! , proof of funds  ie. bank statement

3) phone call from the bank

Direct Bulk REO Source

We have established direct links to several institutions over the last few months. We have closed several deals in that time. We are finally seeing real capitulation on the institutional side when it comes to pricing. We have been dealing with fake buyers and are tired of it. We are no longer willing to jeopardize our relationships with our sources. All buyers must be able to prove that they are real. Our protocol is as easy as it gets. We are not a source for you if you are looking for somone to just send you a tape without knowing anything about your ability to take down the package. If someone just sends you a tape they are not real. "Tape chasing" is a terrible way to go about this business. If you get a tape it is most likely already sold, has been flipped once or twice, has been sent to you by someone not authorized to market the tape or is just plain fake. Feel free to contact us at info@CaliberREI.com if you are a buyer or are direct to a buyer. No chains. We are not a chain, so you don't be one either.

I also have a program for REO that can best be described as a clearing house. The buyer has the ability to take down a single property or up to a max of 50M. The buyer has complete control over the property selection. Each property comes with a state of the art due diligence package. This is a perfect and best opportunity I have seen for the smaller or individual investor.

I thought this would be similar to and REO package but without the headaches of dealing with a bank. I the owner of a 400 lot, semi custom home subdivision in Colorado.  I currently have 160 +/- lots to sell. A retail price (past selling prices) = 9-10 million.  We are currently looking to make a complete bulk sale of the remaining lots to an investor or builder.  These are great lots in a great area.  We are asking approx. 60% of retail. Need to sell to finish a commercial development. Owner financing available.   Please forward any leads or advice.  www.nonamecreek.net     skybuild@msn.com

There are very few Direct Sources out there. Many of the individuals that have product are not transparent and will mark the product up.
