Jennifer, that is a creative way of getting some Seller Paid Costs. Purchasing Points to buy down the interest rate is also a good use of Seller Contributions.

Jennifer, what a nice property.  It looks like the buyers of this property won't need much in the way of fix up (if any), so offering the HOA dues puts money in their pocket to do other things- great plan.

George - That is certainly another way the incentive could have applied.  This approach was decided upon based on feedback received.

Jenn, You're in a high dollar neighborhood aren't you? Or is it just me? The price per square foot is $145.00. With the land prices and the "new" build price what would it be? Don't worry I'm not questioning your judgement I'm just curious what drives this market up. At our area it's the lake. Later in the rain~Deb

what a great incentive - often times a not so expensive one either - I love it... our price per sq ft can be a lot more - but most of our homes are on larger parcels of land.
