I used to feel as if I was a listing presentation POWERHOUSE - (so I thought!). By that I meant, because of my analytical and highly organized personality, I created a super-informative listing presentation. I also used it as a guide for me to remember the key points I need to touch. It could go on and on if I let it.
After working more and more with potential clients with different personalities, I realized that my presentation can be overwhelming for those who don't care. I have trimmed down my presentation by a huge bunch and will continue to revamp it.
Understand the client's background and personality is key to a successful presentation. Some are analytical (like me) so they enjoy looking at pie charts and bar graphs, absorption rate and crunching more numbers. For those, I have my previous presentations to show. But there are many more who enjoys having a conversation. Those who care more about how I intend to market their property. For those, I have my marketing plan (in simplied versions). And then there are those who just want to list with me because they've known me (SOI and SOI-referred). For those, I just show up with a couple pieces of paper with some past records, 1-page CMA and they are happy.
Also, even though technology is a huge part of my business, I have never once used a Powerpoint Presentation. Personally, I think it's too much going on. I do not feel compelled to WOW my potential client that way. It is just too much going on. So, I have just typically used paper presentations.
So, each to his/ her own. I learnt that during my conversation about the potential listing, I quickly learn what personality they are. What they do for a living may be a key indicator of how their minds work and how they dress and their body language and tone of voice confirms it. One thing that I always do no matter what method I take: I always include an estimated NET SHEET. That's all a seller cares, really. They know that it probably won't sell in the next 30 days. If it's less than 90 days, we've beat the odds.
So, there you go.....
It is a continuous revamp and it never ends. It gets better everytime.
Great Comment. I agree a good presentation has elements that are consistent, but there needs to be a fluid customization to make sure the message is heard and it is effective.
