Tired of asking buyers if they were working with an agent and being told no, then doing all the work to find  days before closing they had an agent that came from nowhere, who was paid a full commission. I have asked buyers why they did not declare them earlier, why did their agent not show them the property or handle their choice of lender, inspections etc.... There was never a real answer?

I looked around the marketplace and noticed a top company (who has a Balloon) has agents place in their Realtor comments that if the listing agent has to show the property or has no communication with the Buyers Realtor, then the buyers agent will be paid 0.5% commission. Fair I thought so I placed that on our listings, with no negative feedback.

At a recent listing appointment I was informed by the seller that I was in direct competition with another  two agents who were willing to cut their commission and knew I was the Sellers first choice. Also each agent said to the seller that they would not show his property and other agents would not show his property if it was listed with the 0.5% showing clause.

My answer is plain and simple. I find it strange that this common sense strategy came from one of these agents brokerage and secondly a full time ethical agent would not have a problem with this if they were doing they job.

I guess we are in a market where dirty tricks and poor representation of our clients is acceptable. Not for me or any member of my team, hence me posting this article.

This is My full Time profession, My clients do come First and my Families future and my reputation is worth more than cutting my commission or bad mouthing other Realtors.

Is Anyone else experiencing this, now  the 80% have to work for a living and not rely on an abundant market to hide their lack of effort or skill-set, do you see Dirty Deed Done cheap?

I'm finding this happening with other lenders, actually these days. Many times, when a bureau is pulled, the credit bureau, when it has enough information, has the ability to sell the "lead" to other lenders, who, in turn, come in and undercut my GFE, make promises that are sometimes not accurate, and, in many cases "steal the deal" after I've done all the initial legwork. When a borrower is taken so far into a financing that they are led to believe that they can't get out of it, they have, at times come back to me with the old rhetoric,"I should have listened to you". It can be frustrating, however I have had referrals from those that didn't work with me on their deal, but remembered my honesty with them. Great post, Paul!

It happens every day now - this tight cheasy unstable market - even the so-called "Christians" are doing it -- Parachuting!  It is unethical, shows low integrity and maybe not even Christian-like. If others would do unto them what they are doing to others, they might see the light!
