I have been working as a REALTOR for over 12 years now and the upcoming spring market may prove to be the most interesting since I first began in real estate back in 1996. We were on the upside of a market that had hit the bottom in the late 80's and early 90's. Many sellers were coming to the closing table with checks to pay off their mortgages. This market is somewhat similar but there is ONE BIG DIFFERENCE - many sellers today owe more than they can pay on their homes resulting in "Short Sales" where the seller is asking their lender to agree to take a loss rather than foreclose on the property.

Judy, when we moved to Houston in 1997 people were just then getting back to the place where they were able to sell their homes fromt the oil bust. So I know exactly what you mean. I have done a couple of short sales myself and was able to help friend/clients get out of tight spots. It is so much better to have a short sale on the credit report rather than a foreclosure.

Moni - You are right it is not easy but "the big guy" certainly is having good success negotiating with the ones we are working right now. Thanks for the signature thingy:)

Marchel - I remember well hearing about the market in Texas back then. We were well on our way to a good stable market with steadily climbing prices but Texas was still struggling. I'm glad to hear you have been able to help some people out of tight spots.
