While I was looking for a little information for a training class for my agents I ran across an informational brochure on the VAR Virginia Association of REALTOR® web site.  If you are located in Virginia you should take a look at this flyer.  It is on the home page today on the lower left side. http://www.varealtor.com/

The title is 10 Things You should know about today's Virginia real estate markets.  It makes some really great point.  I actually took the time to download it and emailed it to all of my agents.  It is a great piece to add to their presentation folders.

 Take a look and let me know what you think.

By the way the market here in Charlottesville is showing steady signs of improvement.

This is a really great brochure.  Buyers and sellers would benefit by knowing some of these facts.

Good article.  Looking into getting my Real Estate Lisence in the Richmond area.  Good idea or bad idea?

Grant that would depend on your background etc.  I am not that familiar with the Richmond area market.  What part of Richmond to you live in?  Have you spoken to any Brokers there?

The market here in the Charlottesville is beginning to see a turn a round and I am hiring agents here.

Let's see.  I'm a 25 year old college drop out living with his parents working at fastfood chain not really getting anywhere with my 8.00 an hour.  I'm young, I'm single, and I KNOW I can do well marketing myself.  It's just a matter of taking chances.  And I'm in really really bad debt.  Worse debt then the average 25 year old.

What you need to realize is that Realtors are independent contractors.  They work on commission only and pay all of their own expenses.  It can pay very well, but it takes a while to get going and build your business.  Trying to work at it part time does not increase your chances of success.  I recommend that anyone coming into the business new have at least 6 months income in reserve or a spouse that works full time.

There are monthly expenses and it may take you 60 to 90 days or more to get your first transaction once you have begun.  This can mean months without income, but expenses still need to be paid.  That being said I still think it is a great profession.

I would recommend that you put together a budget and get your finances in order.  Then continue to put aside savings while you sign up for and complete a real estate license preparation class.  These would be available from the Richmond Association of Realtors or your local community college.

In the meantime talk to some of the local Brokers in your area.
