Follow-up to "Missing the Mark"

Well, I am happy to report that I took all suggestions from my previous post Have I Been 'Missing the Mark'? into consideration and fine-tuned my Realtors Presentation yesterday.

First of all, when I arrived at the meeting (with bagels and cream cheese in hand!), only one realtor was in the office.  I had an opportunity to chat with her while she set up the 'breakfast'.  Then 3 more realtors arrived and we all sat together and began talking (very informally - it was nice!).  It was obvious that this particular office already had a healthy respect for Home Staging...there was no need for me to explain what it was and why it was important.  Instead we focused on scenarios - how would I handle "x situation", what would I do about "y situation"...etc.

Let me tell you what made the biggest impact with these particular realtors (by the way, 3 more arrived while we were chatting and they just joined right in with the conversation)...I told them how I approach sellers in order to motivate them to make needed changes.  I do it in a very gentle and respectful manner.  I also explained that I always try to work with the seller's own furnishings and accessories...how I 'shop' the house first and often times that will suffice.  I do have an ever-growing supply of accessories that I can bring in, if needed.  Further, the realtors appreciated that I work within the seller's budget.  I did explain that we might not get optimum results, but if that was the most the client could pay, then there would still be an improvement in the way that the house showed. One realtor asked how I would handle a house where the seller was not willing to paint, upgrade or remove carpeting. Again, I explained that I would work with what was given to me and that there would be a noticeable difference in each room, just not up to the potential each room deserved. Basically, I told these realtors that I would give their clients 100% and be a 'team player'. 

I gave each realtor a white 'presentation folder' with my logo on the front, business card on the left inside pocket, and 4 information sheets that explained different aspects of the business as well as the benefits to the realtors. Thanks to my good friend Marci Toliver , I even had a 'newsletter' to add to the folder!  I also took the advice of Judy Heinrich on my previous blog Have I Been 'Missing the Mark'? and included a copy of a recent 'out of town' Consultation Report.  They were very impressed with the depth and detail that it provided!

One more thing...I took the advice of John Novak- Henderson and Las Vegas, NV from my last post and asked the realtors how they would determine which houses they would show buyers out of so many on the MLS that matched the client's criteria.  Unanimously they replied that the best-looking houses were the ones they would choose to show!

I think they're starting to 'GET IT' here on Long Island (we're only a year or two behind the rest of the country)!

I'm in full agreement with Sharon.  It has to be priced correctly - period.  After that - staging can help the buyer differentiate between competing properties.

Hi Val.. sorry I'm late to the discussion. You stagers can only do what you can do if the sellers dont cooperate.. but I have no doubt that it will always improve the impression of the home. You also hit the nail on the head about showing them other properties from the MLS. ps. love the photo.. you look so nice and inviting. cool headband. :)) I need to post a new pic.!

There is no doubt about it!  A home that is staged will be warm and welcoming and give the prospective buyer a clearer sense of space.  Great bolg.

Good post -- I think that staging is very important -- However, I think the buyer should be the one to select the homes they want to see and not the real estate agent. -- In addition, to staging a home that is well maintained goes hand in hand.  The exterior must also be appealing -- so staging the outside is also important.  Congratulations --

Great post. Staging does help immensely. I will show the buyers whatever home they want to see. But the messing homes usually don't get a second look. First impressions are important.

So Val.. Do you think your folders were an important part of your presentation ?  What exactly did you include in the printed material ? Would you change the contents for your next presentation ?

( Here in New Mexico we don't get very good bagels,, but we have really good green chile breakfast burritos !)     YEEEHA !

Hi Val!

Great job!  You asked the Realtors some really good questions.  Questions build the Realtors' confidence in us. 

Keep in mind that many RE offices have pecking orders.  Smaller meetings make it easier for your Staging business to get serious attention from the Realtors.

And, it is always great to bring food. In our area we have a saying about Realtors:  If you feed them, they will come!

Val - Good for you.  I too am on Long Island (west islip).  The realtors I have spoken with so far seem split on staging.  A few actually seem defensive and angry, while others are curious and receptive to this "new" idea.  Oh well we just have to get these guys to see the light and let them know home staging is the wave!

Val, good post.  I agree with you and tell the Realtors the same thing if they ask what I would do if the seller isn't willing to have painting, removing wallpaper, or carpeting replaced, I say I will do my best to make it shine in any way possible.  I just blogged about how to get sellers to do everything we suggest them to do earlier.

Congrats... we are learning how to work with Realtors and they are learning how to work with us. 

Sharon and Tony are right... price is important. BUT remember selling a home is based on 3 elements; LOCATION, CONDITION and PRICE. All 3 must be taken into consideration. STAGERS go to work in the realm of CONDITION.

REALTORS: If a house is a dump... price is to reflect that conndition. But if a home is STAGED price it to reflect THAT condition. If you have a client that wants a STAGED price for their home that really is a dump... call in a Stager to help get that price.

Hi Val,

I just found this post and, as usual, your Energy shines through into your passion for Staging.  They will "get it" here, right now it's just coming out of the "trend" phase (with the market being the way it is, it had to! :) and I absolutely believe Home Staging will take off in a big way.  Feng Shui was a "trend" here for something like eight years after it hit the West Coast!  Except it was a trend that never went away.... I don't know why New York is behind in these aspects.

Making a home look warm, loved and inviting is not always an easy thing but incorporate simple, inexpensive things as well.  Wind chimes, crystals, plants make a huge difference in the way the Energy of a home feels.  And since you've got a knowledge of Feng Shui, use it :)  Agents (and certainly buyers) are much more receptive then ever!

My presentation booklet is filled as well.  Although I've changed it over the years, it has basically what is up on my website with special information and advice for Realtors.  Include a bio page that will "wow" them as well as some of your wonderful articles, price lists, etc.  Mine is very detailed and shows all they are getting for their (or their clients) money.  Which is a lot! 

Now, as soon as this weather clears, we can get actively out and Network more.

I've been fine tuning my presentation as well. I found that at first I was focusing too much on the same old tired rhetoric that they've all heard before.  Lately, I've been spending less time trying to sell agents on staging, more time trying to find out their specific needs and areas of concern.

In my staging report for clients I also have a 'basic recommendations' column and an 'advanced recommendations' column for each area, that Ifill in after determining how 'far' the clients seem willing to go. That way they are more easily able to decide what to take on board and don't feel pressured into too much.
