Friends, neighbors, relative and calendar senders are nice people, but can they sell your home?
Do your homework as a seller!
1) How much business did that agent do LAST YEAR? How much did they actually SELL? Are they full time? Part time? The proof is in the pudding - how many houses did they actually sell? How does this compare to other agents?
2) Almost 90%+ of all home buyers begin their search online. Google that agent's name. What do you see? One entry? Two? Do they even have their own website? Do they have any internet presence whatsoever? Is that presence in marketing actual homes - or merely a "fluff" page marketing themselves?
3) In 2008, "curb appeal" means WEB APPEAL. The presentation of your property online determines whether a potential buyer is going to eliminate your home from consideration!
The Wall Street Journal recently did a story on why so many Realtors market homes with such horrible photographs! Sadly, it's very true.
- Look at their current listings - Do they take high quality photographs of every room? Are they clear? Do they show the actual room - or just the corner window and dresser?
- Do they offer a virtual tour of any value? (not just recycling the original MLS photos into a zooming slideshow!)
- Do they offer maps? Aerial views?
- Complete descriptions without arcane abbreviations that only realtors can interpret?
- Are they web savvy? Do they have the capabilities to communicate with you electronically at any time? Many realtors proclaim that they "utilize" technology, which unfortunately means they "know how to email" - and very little else!
