Arkansas is a dual agency state, meaning we can represent both buyer and seller, with full disclosure. 

Sometime  clients ask me, when they call about an advertised property another agent has listed, "Why is there no price or address listed in the ad?"  I wonder, why is that?

The only thing I can figure is that the  agent is trying to sell their own listings, hence bigger commission.  But wait, is that in the sellers best interest???  Or the agents best interest?  Go figure.  I have asked this question to Realtors who practice this.  Their response, "I have more knowledge about the property, so I want the buyer to call me."  Yeah, right.  With MLS information, property disclosures, and just asking the Realtor, I have the same information  available to me. 

Several years ago I was "trying out" for a listing.  This guy had all the questions, including the one from my previous blog, "Realtors With An Attitude."  He asked me, "How many of your own listings did you sell in the past year?"  My response, "Very few, I don't care who sells your home, I just want your home SOLD!"  He said, "You are the only one that answered correctly, you have the listing."  I listed the home and funny thing, one of the agents that was "trying out" for the listing sold it. 

You will always see the  MLS number, address and price in all my ads.  I have even ran ads stating this.  Sellers should demand that all information be available to the public.  My husband loves old cars and motorcycle. When he sees an ad with no price, he doesn't call, he thinks the seller is ashamed of the price. 

As soon as I list a property, I call agents to tell them about the new listing.  I listed a home on Monday, another agent sold it on Friday.  My goal is to get the home SOLD, not to try and sell it myself!

Sure, I could make bigger commissions by selling all my own property.  But is that in the sellers best interest?  I don't think so.  Realtors, I know this is a touchy subject, you may not agree, but "if the shoe fits, wear it!"

My clients ask me the same question about listings with no price.  I tell them that I have been told by agents they want to make people call them to try to get a new client.  Not necessarily to just sell THAT particular listing.  My ads have as much information as possible, if it is not in their range they will move on or call me up to seeit, pretty simple?

The reason doesn't matter, if they are advertisisng that sellers listing, all information should be available.  If they want to promote themselves, they should  buy an ad promoting themselves.  They have still got "self" in the middle, and it is hard to truly represent a client with "self" in there.

Mary, There is no one more selfless than me.  I take it to the extreme as far as doing what is in my client's best intrest, I was just saying that is what others have said to me in the past.  I agree it is wrong.

You know I have griped about this, just thought I'd blog it.  I thought I would get more response, maybe it's because there are not alot of dual agency states.  Let's discuss that Monday.
