Brave enough to be honest with your sellers?
Seems like most of us tippy-toe around our sellers. We want to list their house. I NEED a Shell Knob listing. So we smile and nod our heads as they proudly show us through the property. Maybe note what a nice large bath they have, or compliment the gal on her choice of colors in the kitchen.
In today's market, the correct price for the home (if there is such a critter) is critical - even sellers are starting to recognize that. It still requires us professionals to bring them gently down on their profit expectations, but anyone who turns on a tv knows house sales are down - along with prices for these homes.
The elephant in the room is getting them to put away their treasures without insulting them. Pack up the plaster hand-prints , the photos of all the ancestors, the knick-knacks, dust collectors and ash trays. Clean off the kitchen counters - really make them really REALLY bare.
Next take one or two pieces of furniture out of each room to increase the visual size of the room.....opps! That exposes that nasty stain on the carpet? Facts are facts - clean or replace the carpet or give a carpet replacement amount in the listing.
Maybe suggest they employ a stager?
We do our sellers a disservice by not educating them as to what they need to do to see that sold sign in their yard. Maybe it's time to be a bit authoritative?
We've all seen the house that is so dirty you pull your arms in as you walk through, so as not to touch anything that might be contaminated. In fact, I showed one of those last week.
Come on folks - we are supposed to be the licensed agents providing a service to our clients. They deserve and need our honesty in preparing their home for a good outcome.... a sale.

Stagers aren't all that common in our area - yet. But I couldn't agree with you more Joan. We are setting everyone up for disappointment if we don't speak up.
One tip that has been successful for me - take photos of the home - before you take the listing. Show the photos to your seller, such as the one posted above. Often times, they will say, "Oh I didn't realize it looked so bad" or so cluttered or so dated. If they still don't "get it" then we probably won't "get" the listing either!
