Thanks for your contact.  The roof can accumulate mildew or fungus that will be very unsitely.  Many sellers overlook their roof, but the buyers will inspect the roof in some fashion.  The roof is cleaned with chemicals and should be done by a professional.  Since this is dangerous work, the seller should insist on proof of insurance.  If the contractor has insurance they will be glad to provide a copy.  The do-it-yourself person should do a lot of research before attempting this chore.

I am a real estate agent and do not profess to be knowledgeable of roof cleaning.  However, I do know what buyers have to say about the condition of a roof.  Most all buyers are much aware of the expense involved with roof repair.  A good looking roof can go a long way toward eliminating that concern.
