The Grand Valley which encompasses, Grand Junction, Fruita, Palisade,the Redlands, Orchard Mesa, and Debeque has seen growth and appreciation despite the slowdown in other parts of the country. This is due to the Natural Gas boom our part of the world is experiencing. Appreciation in Palisade Colorado outpaced the rest of the county. The only fallout from the real estate debacle is a credit crunch for new buyers to the area. Prices fall well within FHA guidelines but many newcomers are changing careers and do not have the underwriters requirement of working in the same industry for 2 years or more. Investors are flocking here to snap up rental property. The demand outstrips the supply. Property prices are still reasonable especially in the high-end homes. 5000 square feet and outstanding views commands less than 2 million dollars, the same property in Aspen or Vail would be 7 to 10 Million.
