How much does a sex offender in your subdivision affect your sale price?

Ever wonder what a sex offender in a neighborhood does to the pricing of a home? A neighbor of mine asked me that question the other day when he found out a sex offender just moved into our subdivision.

I thought about it for a few minutes because I have never been put in that situation before. My answer to him was that it shouldn't affect the price of the home. It would just possibly slow down the selling process. If you have kids, like I do, you wouldn't want to be living next to one. I guess it all depends on the conviction and how long it has been, etc. These, days, buyers tend not to check the sex offender registry.

One thing to ALWAYS keep in mind. Whenever a buyer asks "how is the neighborhood"? You should NOT give your opinion. If you suggest it is a good one and it turned out that they moved in and something happened to their child, YOU will be the one they could come after and win! So be safe and have them do their homework.

 I am curious as to what you guys have to say.

True, be safe and let them do their own homework. To assist you can provide them with various website addresses to help them with the process. Such as the national sex offender website.

I am not sure how much it would affect the sales price, but I am sure it does.  The only thing I will say is this it really depends on the offense.  I never offer my opinion either

Interesting, I never thought about that. Our Buy/Sell's allow buyer's to check for this under Megan's Law. Is this something that has to be disclosed?

I have never had that come up in a sale, but I have had it come up in a rental...my client would not rent to a sex offender..

Several blogs have been written on this subject and I always have to add that if people check the registry also read what their crime was.  Some are not heinous crimes at all while others may be.  I always wonder when this comes up though, what if we had these same registries for people who were just released for serving a murder conviction, arson, home invasion, drug trafficking.  I understand the concern with sex offenders if it involved children, especially if you have children, but shouldn't we be concerned about the others as well.  Just my thoughts.
