Five, ten years ago...why run an open house?  To pick up business for yourself?  To appease the seller?  To meet the neighbors? To throw away money on newspaper ads?

How about today?  Why run an open house?  Consider this theory...with the advent of the internet and broker reciprocity more and more buyers start their search online without a buyer's agent.  These buyers keep track of listings online...drive by the homes on the way from work...and the first time they plan to walk through the house is the next during the next open.

Well, don't they call the listing agent and ask for a showing?  Not usually...these buyers like to do it themselves...they want the freedom of choosing themselves...they don't want to feel like someone is pushing them to something they really don't want...maybe once they think they found "THE" home...then they'll call to set up an showing.  In the mean time...they're waiting for an open house.

So why run an open house today? It could be you've got some buyers just hoping you do.
