important to realize the following --  

 

Purchase to 90% loan to value --  700+ credit score

Purchase to 80% loan to value -- 660+ score

Refinance rate / term to 75% loan to value -- 660+ score

Cash out Refinance -- NOT allowed 

 

second homes and investors - 60% loan to value  660+ score 

 

2 months reserves required - no mortgage lates in the past 12 months
