In spite of all the doom and gloom reports, the picture isn't as bad as it appears for Jackson County Oregon property owners. There are 2% LESS listings in Jackson County Oregon on March 1, 2008 versus March 1, 2007. With all the talk about expanding inventories, I say this number isn't bad! Also, 4 of our cities - Talent, Jacksonville, Eagle Point and Shady Cove/Trail - saw year over year price INCREASES in existing home sales!

What is going to happen when we head in to our peak season here soon? Any bets on some more price increases and further decrease in inventory? Based on the inquiries of buyers in Southern Oregon I've been receiving, I suspect there is not only some pent up demand, but a sense of urgency coming in to play with mortgage rates having edged upward.

See you at the Closing Table!

Hello Karen,
I think it is true in most areas that things are not nearly as bad as the media make it out to be.  I totally believe that if the media would start talking about the positives, we'd see a  big change.

Hello Cynthia - Thanks for stopping by and commenting. I agree, it is time for the media to change their focus. As far as the mortgage side goes, many of us knew years ago this day was coming, that unsustainable homeownership was being setup with the loan programs buyers were choosing and incomes did not support the prices. Pretty basic stuff. So some areas who went hogwild with those artificial methods are paying the piper today, and affecting many areas surrounding them. But not ALL area buyers made those choices. Found a good, realistic article along this line this morning, with some POSITIVE influence: http://www.marketwatch.com/news/story/home-prices-dropping-should-first-time/story.aspx?guid=%7BDA303BC2%2DE7D4%2D45AA%2DA952%2D4BD2478CD868%7D
