Fix or leave until closing?????

I have a house for sale that needs the hardwood floors refinished. The sellers are willing to give an allowance to fix the floors. The issue is that they have a dog that scratches the floors. Should I suggest getting the floors redone before listing the home for sale or should I go with the allowance to refinish at closing??

Depends on your market but "generally", refinishing the hardwood now will usually genrate a more favorable selling price and the home will show better.  Even with the credit, I find that many home buyers simply don't want to do that themselves or be bothered with hiring someone.  If the floors curently look bad, they will also take away from the appearance of the home which (in this market) may translate to a lower offer price.

 Of course, if they can't keep the dog from destroying the new floors, they may not have that option.

I think that they should have them finished now - I think it will pay off more if they are completed now - people don't want to have to move in and the first thing they have to do is fix the things that your clients destroyed.  Good luck

I just went through a bear of a closing with buyer who somehow was given a key from the out of state seller who kept going in the home and finding things wrong.

They will net more money and sell the house faster if they refinish the floors now. And trim the dogs nails!

I agree, it's probably best to refinish the floors now and forget offering an allowance.  It gets so complicated to hold money into escrow.

Great idea Wayne, I agree with you - in this market a home has to show it's best face to sell and sell well.  Your sellers should refinish the floors, trim the dogs nails or banish the dog to another part of the house or both.  Good luck!!

One other thing to think about with hardwood floors - for a period of time, the trend was very dark colors.  Refinishing in a ligher color may make the entire home seem much larger.  That and a fresh coat of paint can make the home very competitive!
