Beware of buried axels…a showing tip that may save lives

Awhile ago now, when I was first getting into the business, I showed a property that had a decent amount of acreage to an investor.  When we went inside, it looked like the showroom for Winchester.  Literally, there was no area in the house that didn't have a firearm within an arm's length reach.  I joked with my client that I hoped we didn't run into the tenant who was residing in the property, all the while, I was cursing the agent that had set up the showing under my breath.

As I was walking out the side entrance, I noticed a tire axel buried in the ground and a big chain attached to it going around the corner.  The further out I came, the more novel the idea of where that chain was going became.  Finally, I crouched down and looked under a trailer, and low and behold, a pit bull was looking at me.  It didn't move at first, but then I turned my back to it and heard that chain moving.  By the time I realized what was happening, that beast was after my leg.  I must have jumped 10 feet away, and my buyer closed the door on me.  Well I called the agent and gave him a piece of my mind, and shortly after, the property was listed withdrawn.  I guess his broker had E&O concerns!

So, if you see a tire axel buried...DON'T FOLLOW THE CHAIN...RUN!!!

Anytime a chain is attached to something in the yard, I am looking out doors and windows before I go creeping.  I once went to a house that didn't have a chain, but I was attacked getting out of my car by a hurd of mini-chihuaha's.  It was crazy, I just kept swinging my briefcase and they kept coming back trying to get my ankles.  STOP LAUGHING it was very stressful, there was like 8 of them and they were mean.

Wow.  I always try to warn other of pets and other perrils.  We're all in the same biz. Don't we owe it to each other to give at least a heads up?

I would be absolutely furious at that agent.  I am not fond of dogs and they are not fond of me.  That should be posted on MLS in case someone forgets to "mention" it.

I will definitely keep this in mind - not all agents list dogs in the on property in their MLS listings.
