Happily Ever After House

After many years in the world of Real Estate, I had the perfect settlement. Everyone was so happy with the process.  In this day and time of DOM 200+ I had found the right home for my clients in just 8 days.  They set a price range, 5 miles from the day care center they loved and out we went.  A home of over 20 years came on the market in a community that truly is a community - very little turnover and where residents live in their home for at least a generation. 

The seller had bought the home new, raised a family there and was now ready to go on to a new home where one of her daughter's lived in the West. My clients, the purchasers, loved the location, look and condition of this home.  It had been lovingly cared for by the seller and our inspecter was FLOORED to find such a well cared for home. With minor negotiation on this well priced for this market home, our contract was accepted. Having well qualified buyers helped the negotiation too. At the settlement table the seller was reassured that the home would be as well loved as she had while she was living there.

I presented the buyers with a picture of their new home in a beautiful gold frame. It had been done by a graphic artist that fudged the digital picture so it looked like a water color. My client's were thrilled with it and the seller was impressed. That was the best settlement gift I ever gave. While my clients will probably not move for many years, I look forward to helping their friends and associates to find "just the right house". As their family expands I will check in and see how they are doing in "Their Happily Ever After Home".

Starting out with well qualified and realistic purchasers who really knew what they were looking for; a listing agent who understood the market, priced the home to sell and then understood the quality of the purchase contract. The listing agent thanked me for my professionalism, he has been going crazy with less than professional agents. I very much appreciate his professionalism in his proper listing strategy and negotiations.  We need more of this in our real estate activities - perhaps our industry and economy would not be in this present mess. These responsible purchasers did not listen to the media, they bought a beautiful home when interest rates were low and I do believe they will "Live Happily Ever After" there.
