Current Number of Homes Active and Under Contract in the Washington DC area:

Here is the breakdown as of March 10th, 2008

Typically the number of homes for sale in the Spring Market "PEAK" at the end of June.  IN most areas of Washington DC; the current inventory is already above the 2007 "peak".

Expect to see a larger inventory of homes this spring vs. last spring.  Properly pricing and staging your home will be essential for a quick sale with the increased competition.    

example: Single Family Homes in DC; 17 more on market from last week, but 15 "expired" - in reality 32 new listings came on the market.

Washington DC

Single Family:     Actives: 1794 (Up 17 from last week)           Expired: 15         Under Contract: 415

Condos:             Actives: 1401 (Up 1 from last week)             Expired: 13         Under Contract: 361

 

Arlington County

Single Family:     Actives: 492 (Up 23 from last week)              Expired: 2          Under Contract: 133

Condos:             Actives: 539 (Up 32 from last week)              Expired: 5          Under Contract: 121

 

Prince Georges County

Single Family:     Actives: 6543 (Up 78 from last week)           Expired: 76        Under Contract: 602

Condos:             Actives:  825  (Up 1 from last week)             Expired: 13        Under Contract: 92

 

Montgomery County

Single Family:     Actives: 4570 (Up 133 from last week)         Expired: 27       Under Contract: 849

Condos:             Actives:  1366  (Up 35 from last week)         Expired: 7         Under Contract: 299

 

It is important to see the number of homes taken "Off" the market.  While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
