I have spoken with many other Realtors in Palm Springs and we all have Canadian clients. The general consensus was that they are just low balling like never before and are only looking to "steal" property. Well.....I have clients from Vancouver that I started showing property to about 4 months ago. The first time around they low balled an offer that I have to say I was embarrassed to submit. Needless to say they didn't get the house and it ended up selling for $5K under what I told them we would be able to get the home for. I shared this info with them when it sold and waited to hear from them.
I didn't hear from them for about a month so I continued to send them properties and found them what I thought was a perfect fit. They just came down again to see this property and the after sending them numerous market analysis and industry news articles along the way we put in a very fare offer and low and behold got the home in to escrow.
It seemed that their thought process was very different on this trip as opposed to their first trip down here about 4 months ago. With the mortgage rates the way they are now they are starting to see that now is a better time than any.
