Downsizing from a Large Home to a Smaller One

We are entering a time in our history were there are going to be more seniors then ever. The baby boomers are blooming, and they are active.

There are active adult communities popping up everywhere, and as Stagers and Realtors we better be ready. These seniors are ready to move on and downsize.

As Stagers, our services are going to become more in demand. We are not only going to have to get their homes ready for the market, but we are going to have to have the tools to make this transition a smooth one. Organization is going to play a big part.

Most seniors cannot move on until they get their home sold. Decisions are going to have to be made.

  • What to do with furniture and items that will not be going with me?
  • Who do I call for painting?
  • Who do I call to have some repairs done?
  • What should be done first?
  • What moving company should I use?
  • Who's going to help me get organized in my new place?
 

These are just a few of the questions that are going to come up. We need to be able to supply them with the resources and skills to address these issues.

As Realtors, you are going to have to guide these homeowners in the right direction right from the beginning. Seek out good Stagers who can handle these details. These homeowners have lived in their homes for many years, and now they need to appeal to younger buyers.

Staging works, so don't be afraid to talk about it with your clients. Most of them need the money from the sale of their house to move on. Painting, cleaning and staging will boost the value of their homes. They will not have a problem with making an investment in services that will save them time and money in the end.

We should share all the information that is available to seniors to help make the transition of moving on easier.

You raise a lot of good points!   I guess those who are "senior" only 55 -- don't think of themselves as "seniors" so be sure to call them "active adults"  (lol)  Just like the Ameriprise commercial!

Barbara, I just read the other day that builders who were building ginormous houses a couple of years ago, are now building smaller houses because of demand.  Unless you have a large family, a ginormous house means nothing more than ginormous amounts of time spent cleaning and maintianing.  I think people have come to learn that sometimes less is more.

Thank you for understanding my point. This is a whole other side of the real estate market. A very large percent of sellers are going to be seniors and we have to be ready with the services that are going to be needed to GET THEIR HOMES SOLD.

Good post, Barbara.  This demographic group needs a specialized approach and Real Estate consultation, because there is so much emotion involved with downsizing and relocating.  Seniors are often feeling overwhelmed and don't know how to prioritize.  It takes special skill and patience and a willingness to go the extra mile to help these sellers achieve the best price for what might be their largest investment.

Omigod! You're talking about me. The only thing is I'm not moving on and I'm definitely not downsizing. All you have to do is take  look at my garage and basement.

I have worked with seniors who have moved and downsized, and it is such an emotional and stressful time for them and their family. OVERWHELMING really sums it up.
