This nice 4 Bedroom/3.5 Bath in the Tartan Hills Village neighborhood in Braemar has a new owner. The property was a short sale that was on it's third buyer when it went to closing.
The first buyer walked the day the approval letter arrived and the second buyer dropped out of the process as we were in final negotiations. The third buyer gave us only 3 weeks to get approval. We were able to get the negotiator to respond, agree to a lower price and higher closing cost assistance than we had received earlier.
Of course there is always the last minute scramble to get the final HUD approved but we closed a week earlier than the settlement date on the contract.
